Figure 1 a & b: Dismantling of the Concrete Façade Elements<br />

The design of the office <strong>building</strong> d<strong>at</strong>ing from the 1960s as well as the redesign was planned by<br />

Schleburg Architects, Rosenheim.<br />

The floor plan of the nine-storey tower has a rectangular shape having a size of approxim<strong>at</strong>ely 22.5m x<br />

13m.<br />

The outer façade is suspended from steel fins which are mounted on the concrete floors. The<br />

domin<strong>at</strong>ing glazing parts of the secondary façade have a size of 2.5m x 2.5m, in the 11th floor the<br />

glazing height increases to 4.3m. The inner part of the facade consists of an insul<strong>at</strong>ed wooden cladding<br />

with linear supported floor to floor double glazed systems. Whereas the outer screen consists of glass<br />

panels which are locally supported by c<strong>lamp</strong>s along their edges.<br />

2 Design of the Double Skin Façade<br />

2.1 Glazing<br />

The domin<strong>at</strong>ing glazing parts of the secondary façade have a size of 2.5m x 2.5m, in the 11th floor the<br />

glazing height increases to 4.3m. The glass panels are supported by c<strong>lamp</strong>s along their edges. The<br />

glass set-up consists of 2 x 10mm lamin<strong>at</strong>ed he<strong>at</strong> strengthened glass and in the corner areas of 2 x<br />

12mm lamin<strong>at</strong>ed he<strong>at</strong> strengthened glass.<br />

The glass panels are visually broken up by openable louvres which are 0.55m high and 1.25m wide,<br />

they are linearly supported along their short edges and have a glass set-up of 2 x 8mm lamin<strong>at</strong>ed<br />

annealed glass. The louvers are used for n<strong>at</strong>ural ventil<strong>at</strong>ion and will also open in case of any smoke<br />

emission. Figure 2 shows the elev<strong>at</strong>ion of the façade.<br />

The wind loads were determined based on a wind study which was carried out for the double skin<br />

façade.<br />

As the gap between outer and inner façade is to be accessible for cleaning and maintenance the outer<br />

façade has to resist also impact loads. Therefore besides the structural analysis impact tests had to be<br />

carried out (see section 3).<br />

For the louvers also additional requirements regarding remaining load carrying capacity after glass<br />

breakage had to be taken into consider<strong>at</strong>ion. This was necessary as the open louvers having an<br />

inclin<strong>at</strong>ion more than 10° are classified as an overhead glazing. The testing is described in section 3.<br />

For the secondary glazing of the façade a special permit from the authorities was needed.<br />
