• Consider orientation and design of building which optimises views,
water bodies and parks, respect and consider privacy and design art of
the adjacent buildings.
• Maintain visual convenience through the use of suitable weather-proof
materials, paint and external treatment.
• Create suitable building design to maintain urban aesthetic. This
includes covering pipes, conduits, drains, condenser, and other utilities
as well as appropriate designs or integration of grills and other
declarations.
• Provide community facilities and building designs, which emphasis on
the needs of the disabled and elderly groups.
9.29.2 HOUSING
• Neighbourhood design based on cluster development concept to
encourage interaction between neighbours should be adopted.
• Creation of active outdoor spaces and meeting area by providing
adequate public amenities.
• Promote healthy living and good quality of life through the
introduction of an attractive pedestrian circulation and jogging
system.
• Housing layout shall be open and without defined fencing lines.
• Open spaces shall be inward oriented where a few clusters may share
the same public amenities such as children playground and
community centres.
• The residential development shall contain a mix of house types and
styles of which a minimum of 20% is of low cost type, 10% of low
medium cost and 10% of medium cost.
• Water bodies should be taken advantage of by the provision of waterfront
housing.
• The intensity of housing development will be based on 15 units per
hectare for low density, 30 units per hectare for medium density and
