The development of Tele-Suburbs will consist of the following major
landuse zones:
• Town centre zone
• Institution zone
• Research and Development zone
• Residential zone
• Greenery and open space zone
9.33.1 URBAN DESIGN
Tele-Suburb which are predominantly residential zones should
comprise of smart homes, smart schools and smart neighbourhood local
centres. Homes and school will be linked to a high-speed data network
which will permit worldwide data exchange, electronic mail, on-line chat,
home shopping, home entertainment, tele-medicine, banking, etc
Residential
• Create an image and identity of smart homes, smart schools and smart
neighbourhood local centres through dynamic and innovative
neighbourhood planning and urban design approach.
• Provide harmonised, attractive, safe and healthy residential
environment.
• Provide facilities for pedestrian, cyclist and disabled persons in the
neighbourhoods.
• Provide ecology-friendly residential areas by taking into consideration
the provision of networks of parks, green areas and water bodies.
• Types and design of housing should take into consideration the
demography, affordability, socio-cultural and physical characteristics of
the area.
• Heights of buildings should be proportionate to the human scale and in
harmony with surrounding buildings.
