9.35.2 ENTERPRISE<br />

• The Minimum Area to be considered for planning approval within the<br />

high technology park area (conversion, sub-division or layout approval)<br />

is 20 hectares.<br />

• Enterprises or industries planned within the high technology park<br />

should be clustered as an enterprise village. Each enterprise village<br />

will comprise of at least 40 establishments.<br />

• The minimum lot size for each establishment within the high<br />

technology area is 0.5 hectare. A suitably large area of land is needed<br />

for each establishment to allow meaningful landscaping in creating a<br />

park-like environment. This will ensure a high environmental quality<br />

is maintained.<br />

• 3 intensity types in terms of overall gross plot ratios (GPR): Low<br />

intensity area with maximum GPR of 0.5; Medium intensity area with<br />

maximum GPR of 0.8; High intensity area with maximum GPR of 1.5.<br />

• Maximum number of storeys permissible is 4 storeys for low intensity<br />

area, and 5 storeys for medium and high intensity area.<br />

• A minimum of 30% of the individual lot site area should be landscaped<br />

and be set aside as green area.<br />

• Building setback is to be provided between buildings and road besides<br />

providing a green buffer and landscaping for each lot. The front setback<br />

for each individual lot should be at least 9m while a minimum of 6m for<br />

all side setbacks.<br />
