• Designs must be based on smart home features which are
environment- friendly.
• To build intellectual housing area by creating a local centre of learning
consisting of a mosque or other religious centre, library and residential
dormitories for students to encourage and nurture the culture of
thinking, love of knowledge and sharing of ideas for the community.
• Each residential development shall be self-sufficient in terms of
provision of amenities, open spaces and major activities.
• The intensity of housing development will be based on 15 units per
hectare for low density, 30 units per hectare for medium density and
37 to 100 units per hectare for high density. The density for homestead
housing is 2 units per hectare.
• Encourage the university and institutions to build apartments to meet
the student population.
• Multiple storey housing is permissible in high density housing zone
and the minimum lot size is 0.8 hectare.
