9.31.4 COMMERCIAL
• Commercial activities within the centre of Cyberjaya (Flagship
Zone) shall realise their full potential as the economic hub and
shall be accessible from all directions. These activities include the
Business Office, Shopping Street, Business Residential, Hotel and
Convention, Financial Centre, Multimedia Business Centre and
Shopping Complex.
• Public transport modes such as LRT and Tram shall pass through
the commercial centre with limited access by private vehicles.
• Pedestrian walkways shall be given emphasis within the centre
and pedestrian shopping malls shall be an important feature of the
Shopping Street.
• Only free standing buildings with limited underground car park
shall be allowed within the centre.
• All commercial building within the centre shall be of low rise and
shall be designed on a theme of elegance and distinction and with
interesting landscape features. However, landmark buildings shall
be allowed to be high rise to create an interesting urban image and
to create an environment according to human scale. Nevertheless,
any proposal for high rise buildings needs to be justified in terms of
their functions and practicality to ensure that such proposal is in
line with the overall MSC's development strategies.
• The Community Centre and the Neighbourhood Centre shall
provide high and low order goods respective with easy access for
the local residents and supported by other community facilities.
