6. Height of the buildings should be in proportion to human scale and in<br />

harmony with surrounding buildings.<br />

7. Orientation of buildings should not obstruct good views or vistas and<br />

accessibility to water bodies such as lakes, rivers and parks.<br />

8. Layouts of houses fronting major transport routes or heavy traffic<br />

should be avoided.<br />

9. Each neighbourhood should project its own unique design and<br />

environmental image in order to promote 'sense of place', 'sense of<br />

belonging' and 'spirit of unity'<br />

10. Areas of high intensity use are limited to selected locations as defined<br />

in the policies and to density limitations.<br />

COMMERCIAL AREA AND TOWN CENTRE<br />

1. Commercial buildings/complexes should be low rise (with the exception<br />

of 'landmark' buildings subject to the plot ratio and other development<br />

controls).<br />

2. Building design should emphasize quality finishes and quality<br />

landscaping<br />

3. Building design should have a strong sense of character and identity<br />

4. 'Box-like or slab- shaped 'building design should be avoided<br />

5. Promote and encourage innovative building design which consist of<br />

unique and attractive urban design elements such as internal<br />

courtyard/garden, arches, pergolas, squares, modern sculptures, etc.<br />

6. Where a large building type needs to be provided, suitable site and<br />

location should be selected by considering the following factors:<br />

- The proposed buildings will not obstruct views of the adjacent<br />

properties.<br />

- Slab-shaped building forms should be avoided.<br />

- Thin or narrow tall buildings with adequate space for views are<br />

strongly recommended to minimize visual impact of large/bulky<br />

buildings.<br />
