9.34.3 HOUSING<br />

• Each residential development shall contain a mix of house types of<br />

which a minimum of 20% is for low cost, 10% low medium cost and<br />

10% medium cost.<br />

• Building an intellectual housing area to encourage and nurture the<br />

culture of thinking, love of knowledge and the sharing of ideas for the<br />

well being of the people.<br />

• To sustain a good quality of life and comfort by establishing an<br />

attractive pedestrian circulation system.<br />

• Each residential development shall be self sufficient in terms of<br />

provision of community facilities, retail and open spaces.<br />

• Encourage the provision of university apartments to meet the student<br />

population.<br />

• The intensity of housing shall be based on 15 units per hectare for low<br />

density, 30 units per hectare for medium density and 37 to 100 units<br />

per hectare for high density.<br />

9.34.4 COMMERCIAL<br />

• Commercial activities shall be developed in a two tier hierarchy -<br />

District Shopping Centre (DSC) and Local Shopping Centre (LSC).<br />

• The DSC shall be the centre for major commercial activities including<br />

retail activities, offices, hotel, banking and finance.<br />

• The LSC shall provide low order goods and services and shall be<br />

within walking distance from surrounding residential units.<br />

• Commercial development shall generally be low rise except for main<br />

commercial buildings such as hotels and office buildings.<br />
