• Buildings should be planned to face major water bodies such as lakes<br />

and rivers.<br />

• Layout of houses fronting major transport routes or heavy traffic<br />

should be avoided.<br />

• 'Barrack type' housing layout should be avoided.<br />

• Each neighbourhood should project its own unique design and<br />

environmental image in order to promote 'sense of place' and 'sense of<br />

belonging'.<br />

9.34.2 ENTERPRISE<br />

• The Research and Development Zone will be a collaborative cluster of<br />

research and development oriented enterprises and academic and<br />

research institutions.<br />

• Enterprises or industrial establishment planned within the R&D<br />

should be clustered as an enterprise village.<br />

• Each enterprise village will comprise of R&D centres, enterprise<br />

establishments and incubators with a ratio of 1:1:3.<br />

• The minimum lot size for each establishment within the R&D area is<br />

0.5 hectare. A suitably large area of land is needed for each<br />

establishment to allow meaningful landscaping in creating a park-like<br />

environment. This will ensure a high environmental quality is<br />

maintained.<br />

• Preserving and promoting a park like environment and as such<br />

reserved for development of low intensity with the maximum overall<br />

gross plot ratio is 0.5 and maximum net plot ratio of 1.1.<br />

• To ensure a park-like environment is maintained, the maximum<br />

number of storeys permissible is 4 storeys.<br />

• A minimum of 30% of the individual lot site area should be landscaped<br />

and be set aside as green area.<br />

• Building setback is to be provided between buildings and road besides<br />

providing a green buffer and landscaping for each lot. The front<br />
