• Buildings should be planned to face major water bodies such as lakes
and rivers.
• Layout of houses fronting major transport routes or heavy traffic
should be avoided.
• 'Barrack type' housing layout should be avoided.
• Each neighbourhood should project its own unique design and
environmental image in order to promote 'sense of place' and 'sense of
belonging'.
9.34.2 ENTERPRISE
• The Research and Development Zone will be a collaborative cluster of
research and development oriented enterprises and academic and
research institutions.
• Enterprises or industrial establishment planned within the R&D
should be clustered as an enterprise village.
• Each enterprise village will comprise of R&D centres, enterprise
establishments and incubators with a ratio of 1:1:3.
• The minimum lot size for each establishment within the R&D area is
0.5 hectare. A suitably large area of land is needed for each
establishment to allow meaningful landscaping in creating a park-like
environment. This will ensure a high environmental quality is
maintained.
• Preserving and promoting a park like environment and as such
reserved for development of low intensity with the maximum overall
gross plot ratio is 0.5 and maximum net plot ratio of 1.1.
• To ensure a park-like environment is maintained, the maximum
number of storeys permissible is 4 storeys.
• A minimum of 30% of the individual lot site area should be landscaped
and be set aside as green area.
• Building setback is to be provided between buildings and road besides
providing a green buffer and landscaping for each lot. The front
