• Site and building layouts and design should be flexible to the present
and future needs of R&D, residential and business activities.
• Low density development with low building height, network of green
areas, water bodies, pedestrian and cycle paths should be taken into
consideration.
Community Facilities
• Design of development should take into consideration for the provision
of mosques, smart schools, post offices, health clinics, sports and
recreation centres, libraries, etc. These facilities could function as
nodes for promoting interaction and communication among the
residents.
Residential
• Create an image/identity of smart homes, smart schools and smart
neighbourhood/local centres through dynamic and innovative
neighbourhood planning and urban design approach.
• Provide harmonised, attractive, safe and healthy residential
environment.
• Provide facilities for pedestrian, cyclist, elderly and disabled persons
in the neighbourhoods.
• Provide ecology-friendly residential areas by taking into consideration
the provision of network of parks, green areas and water bodies.
• Types and design of housing should take into consideration the
demography, affordability, socio-cultural and physical characteristics
of the area.
• Height of buildings should be in proportion to human scale and in
harmony with surrounding buildings.
• Orientation of buildings should not obstruct good views or vistas and
accessibility to water bodies or open spaces.
