• Orientation of buildings should not obstruct good views or vistas and<br />

accessibility to water bodies or open spaces.<br />

• Buildings should be planned to face major water bodies such as lakes<br />

and rivers.<br />

• Layout of houses fronting the major transport routes or heavy traffic<br />

should be avoided.<br />

• 'Barrack type' housing layout should be avoided<br />

• Each neighbourhood should project its own unique design and<br />

environmental image in order to promote 'sense of place' and 'sense of<br />

belonging'.<br />

Commercial<br />

• Commercial buildings/complexes should be low rise (with exception of<br />

'landmark' buildings subject to the plot ratio, and other site<br />

development control).<br />

• Building designs should emphasize quality finishes and quality<br />

landscaping.<br />

• 'Box-like or slab-shaped' building designs should be avoided.<br />

• Promote and encourage innovative building designs which consist of<br />

unique and attractive urban design elements such as internal<br />

courtyard/garden, arches, pergolas, squares, modern sculptures, etc.<br />

9.33.2 ENTERPRISE<br />

• Enterprises or industrial establishments planned within the telesuburb<br />

zone should be clustered as an enterprise or industrial village<br />

• Each enterprise area will comprise of R&D centres, small and medium<br />

industrial establishment and incubators.<br />

• Site areas should be allocated for small and medium type enterprises in<br />

tele-suburb residential neighbourhood. These SMEs should be provided<br />

to increase employment opportunities within residential districts.<br />
