• Each residential development shall contain a mix of house types of<br />

which a minimum of 20% is for low cost, 10% low medium cost and 10%<br />

medium cost.<br />

• The residential development will be developed to cater the needs of top<br />

management and workers.<br />

• To sustain a good quality of life and comfort by establishing an<br />

attractive pedestrian circulation system.<br />

• Each residential development shall be self-sufficient in terms of<br />

provision of community facilities, retail and open spaces.<br />

• The intensity of housing will be based on 15 units per hectare for low<br />

density, 30 units per hectare for medium density and 37 to 100 units<br />

per hectare for high density.<br />

• Multiple storey housing is permissible in high density housing zone<br />

and the minimum site area is 0.8 hectare.<br />

9.35.4 COMMERCIAL<br />

• District Shopping Centre (DSC) and Local Shopping Centre (LSC) shall<br />

be the commercial centres for the High-Tech Park.<br />

• The main commercial centre shall be the DSC which shall provide low<br />

and high order goods and services. The DSC shall be supported by the<br />

LSC which shall provide low order goods and services for the local<br />

residents. The LSC shall be within walking distance from all<br />

residential units and shall be supported by lower order community<br />

facilities.<br />

• Commercial buildings within the centre shall be of modern and<br />

futuristic design to reflect the area's image of High-Tech Park.<br />

• All buildings shall be low rise and attractively landscaped to reflect the<br />

area's park-like environment.<br />

• The centre shall also be developed as a Business Industrial Centre and<br />

supported by an Exhibition Centre and a Wholesale Centre. Corporate<br />
