• Each residential development shall contain a mix of house types of
which a minimum of 20% is for low cost, 10% low medium cost and 10%
medium cost.
• The residential development will be developed to cater the needs of top
management and workers.
• To sustain a good quality of life and comfort by establishing an
attractive pedestrian circulation system.
• Each residential development shall be self-sufficient in terms of
provision of community facilities, retail and open spaces.
• The intensity of housing will be based on 15 units per hectare for low
density, 30 units per hectare for medium density and 37 to 100 units
per hectare for high density.
• Multiple storey housing is permissible in high density housing zone
and the minimum site area is 0.8 hectare.
9.35.4 COMMERCIAL
• District Shopping Centre (DSC) and Local Shopping Centre (LSC) shall
be the commercial centres for the High-Tech Park.
• The main commercial centre shall be the DSC which shall provide low
and high order goods and services. The DSC shall be supported by the
LSC which shall provide low order goods and services for the local
residents. The LSC shall be within walking distance from all
residential units and shall be supported by lower order community
facilities.
• Commercial buildings within the centre shall be of modern and
futuristic design to reflect the area's image of High-Tech Park.
• All buildings shall be low rise and attractively landscaped to reflect the
area's park-like environment.
• The centre shall also be developed as a Business Industrial Centre and
supported by an Exhibition Centre and a Wholesale Centre. Corporate
