• Enterprises should be developers or heavy users of multimedia /<br />

information technology products and services and employ substantial<br />

number of knowledge workers. As such these establishments are<br />

either provider of multimedia services or products and/or provider of<br />

its support services or products.<br />

• A suitably large area of land is needed for each establishment. This<br />

will ensure a high environmental quality is maintained. The average<br />

lot size for each establishment within the enterprise area is 0.5<br />

hectare.<br />

• Preserving and promoting a park-like environment and as such<br />

reserved for development of low intensity with the maximum gross<br />

plot ratio permitted for each enterprise lot is 1: 0.5 and maximum net<br />

plot ratio of 1A.<br />

• Maximum building height permitted is 4 storeys only. This height<br />

control is to ensure a park-like environment be maintained.<br />

• Plinth area or site average for each enterprise lot is 60%. A minimum<br />

of 30% of the lot site area should be landscaped and be set aside as<br />

green area inclusive of setbacks.<br />

• The purpose of building setback is to provide space between buildings<br />

and road besides providing a green buffer, landscaping and to ensure<br />

privacy for each lot. Building setback will also provide safety distance<br />

between building against fire hazard. To attain this objective, the front<br />

setback for each individual lot should be at least 9m while a minimum<br />

of 6m for all side setbacks.<br />

• All enterprise development within Cyberjaya should conform to the<br />

overall development plan of Cyberjaya.<br />
