Compared to the approved program, the analyses for the Exeter Street/Blagden<br />
Street intersection indicate no changes in LOS under the current development<br />
program.<br />
Parking for both the Exeter Residences and 888 Boylston will be provided within the<br />
limits of the existing Prudential Center Garage. No changes to the entry locations are<br />
proposed. Access to the residential parking nest for Exeter Residences will be via<br />
Exeter Street, whereas parking access for the 888 Boylston building will be from East<br />
Ring Road via the direct ramp installed as part of the Mandarin Oriental <strong>Boston</strong><br />
project.<br />
Similarly, loading and service access for both of the new buildings will be provided<br />
in existing loading docks. The Exeter Residences will utilize the existing loading<br />
dock in Shaw’s Supermarket building on Exeter Street, which also serves<br />
AvalonBay’s Gloucester building. The 888 Boylston building will share the North<br />
Loading Dock with the adjacent Mandarin Oriental <strong>Boston</strong>, retail uses and the<br />
Fairfield apartment building.<br />
Loading and parking access for the Exeter Residences and 888 Boylston buildings is<br />
consistent with the approved Development Plan.<br />
An updated loading plan for the D-Block dock, reconfigured as part of the Mandarin<br />
Oriental <strong>Boston</strong> project, has been included as Figure 4-15 in response to comments<br />
received on the NPC/PNF.<br />
AvalonBay owns and operates the Gloucester, Fairfield and Boylston residential<br />
buildings within the Prudential Center. Parking for residents of these buildings is<br />
accommodated in residential nests located within the North garage. The additional<br />
parking for the Exeter Residences will be incorporated within the existing residential<br />
nests parking.<br />
Upon the construction of Exeter Residences building, up to 132 new parking spaces<br />
for the Exeter Residences will be established through a combination of reconfiguring<br />
the existing garage nests and managed parking techniques. This parking will utilize<br />
managed areas consistent with the parking management plan being implemented in<br />
the garage as a whole. No on-street parking will be permitted in front of the<br />
proposed Exeter Residences building.<br />
