AvalonBay and <strong>Boston</strong> Properties will implement the following Transportation<br />
Demand Management (TDM) measures, where feasible:<br />
Encourage flextime scheduling for office and retail tenants (flextime is inherent<br />
in apartment operations; thus this measure of traffic congestion reduction will<br />
naturally occur);<br />
Continuing to support and potential expansion of the on-site ZipCar® or similar<br />
vehicles;<br />
Implement Ride Home program for non-drivers and HOV users;<br />
Provide secure bicycle storage in an area protected from the elements (for<br />
commuters), additional bicycle storage for short-term users, and for<br />
approximately 15% of residents of the Exeter Residences within the building or<br />
garage limits;<br />
Offer MBTA fare subsidization for employees, through pre-tax payroll deduction<br />
for MBTA pass or other methods.<br />

In addition to meeting the City of <strong>Boston</strong> Article 37 requirements, Exeter Residences<br />
and 888 Boylston will incorporate many “life-cycle” sustainable measures, as<br />
established by the LEED® Council discussed below. The Proponent and architects<br />
will make the buildings LEED® certifiable in accordance with Article 37 of the City<br />
of <strong>Boston</strong> Zoning Code. Both <strong>Project</strong> teams will research additional sustainable and<br />
energy-efficient measures as the building designs develop. Preliminary LEED®<br />
Checklists used in attaining certification are provided at the end of this chapter for<br />
both the Exeter Residences and 888 Boylston.<br />
Exeter Residences will meet the certifiable level of LEED® points as discussed below.<br />
In addition, <strong>Boston</strong> Properties intends to submit 888 Boylston for LEED® Silver<br />
certification. The following LEED® categories, as defined in the LEED® credit<br />
checklists found at the end of this chapter, are discussed for each building below.<br />
AvalonBay Communities is committed to the environmentally responsible design,<br />
construction and operation of rental homes. The proposed Exeter Residences will<br />
comply with the <strong>Boston</strong> Green Building Regulations as required by Article 80B and<br />
Article 37 of the <strong>Boston</strong> Zoning Code and Enabling Act.<br />
