Exeter Residences/888 Boylston<br />
the Exeter Residences and 888 Boylston are subject to the provisions of Article 37<br />
pertaining to Green Buildings.<br />
The Huntington Avenue Prudential Center District Zoning (Article 41) established<br />
the goals and requirements for projects within a Planned Development Area relevant<br />
to the Exeter Residences and 888 Boylston. Compliance of the <strong>Project</strong> with the design<br />
goals of Article 41 is addressed in Chapter 3. Compliance with the other goals will be<br />
achieved as follows:<br />
Section 41-12(2) provides for a maximum FAR of 6 within a PDA and a<br />
maximum building height of 155 feet (except for a single building--viz. the 111<br />
Huntington Avenue Office Building which was permitted to be 465 feet). The<br />
FAR of the Prudential Center as a whole will not exceed the FAR of 6 after<br />
construction of the <strong>Project</strong>. The Proponents are proposing a text amendment to<br />
this Section to permit the increased height for the Exeter Residences and 888<br />
Boylston.<br />
Section 41-14(1) provides that a Development Plan for a PDA must provide a<br />
certain amount of new housing, that at least 10% of the new dwelling units be<br />
Affordable or that a dollar contribution be made to the Neighborhood Housing<br />
Trust for affordable housing, and that at least 0.7 off-street parking spaces be<br />
provided for each new on-site dwelling unit. The Exeter Residences meets or<br />
exceeds each of these provisions.<br />
Section 41-14(2) provides that a Development Plan for a PDA must provide ,<br />
either directly or through funding, for substantial street improvements to streets<br />
adjacent to and in the vicinity of the PDA. These improvements are intended to<br />
improve use of the affected streets by pedestrians. 888 Boylston will improve<br />
Boylston Street in accordance with the Boylston Street Master Plan and, as noted<br />
above, the Exeter Residences will include improvements to Exeter Street. Taken<br />
as a whole, the Development Plan for the PDA also includes other improvements<br />
to streets adjacent to and in the vicinity of the Prudential Center. Furthermore,<br />
both <strong>Boston</strong> Properties and AvalonBay are each contributing $200,000 for the<br />
Boylston Street improvements.<br />
Section 41-16(1) provides, in pertinent part, that no new building should cast<br />
shadows for more than two hours from 8 AM to 2:30 PM on any day from March<br />
21 through September 21 on any portion of dedicated public parkland (with<br />
certain exceptions related to areas which are cast in shadow by structures in<br />
existence on March 20, 1990 or which would not be cast in shadow by buildings<br />
conforming to the as-of-right limits of Article 41). As discussed in Chapter 5, no<br />
new shadows are cast on dedicated public parkland for more than two hours on<br />
any day from March 21 through September 21.<br />
