Proposed Program<br />
On March 21 and September 21, the proposed Exeter Residences is expected to result<br />
in a small increase in shadows cast towards Boylston Street at 9 AM filling in a small<br />
gap in existing shadows opposite the Mandarin Hotel. The noon shadows are not<br />
expected to increase beyond the sliver described above for the 155 foot building.<br />
Any new shadows caused by the increased height will not reach the sidewalk or<br />
other pedestrian areas. Similarly, at 3 PM and 6 PM the additional height of the<br />
proposed Exeter Residences building will not increase the shadows cast on sidewalks<br />
or other pedestrian areas, including the plaza to the west of the Exeter Residences.<br />
As described above, these minor changes are not expected to have any discernable<br />
effect on pedestrian use of these spaces.<br />
155-feet Zoning Height<br />
The 155 foot Exeter Residences will cast new shadows within pedestrian areas at 3<br />
PM and 6 PM on May 5 and August 5. The new shadows at 3 PM will fall on the<br />
west-facing sidewalks of Exeter Street at Blagden Street and on the sidewalk adjacent<br />
to the Copley Square Hotel. At 6 PM the new shadows cast by this building are<br />
limited to the south west corner of the intersection of Blagden and Exeter Streets and<br />
the Blagden Street sidewalk at the rear of 25 Huntington Avenue.<br />
<strong>Impact</strong>s to the plaza to the west of the 155 foot Exeter Residences are limited to the<br />
9AM analysis period.<br />
Proposed Program<br />
The proposed Exeter Residences will cast a longer shadow down Blagden Street at 3<br />
PM on May 5 and August 5 than under the 155 foot development program.<br />
However, these shadows cast towards the rear of the <strong>Boston</strong> Public Library and will<br />
not reach the library’s open air courtyard. The additional height proposed by this<br />
scenario will not increase the shadows cast on sidewalks of other public areas at 9<br />
AM, noon and 6 PM.<br />
155-feet Zoning Height<br />
On June 21 at 9 AM, the 155 foot Exeter Residences will cast a new shadow towards<br />
the roof and rear wall of Lord & Taylor and some of the adjacent plaza space, but<br />
that shadow will not reach Boylston Street or the East Ring Road. At noon, the new<br />
