Public Benefits and Mitigation<br />
This chapter was prepared for the DPIR to supplement the Public Benefits and<br />
Mitigation text documented in the NPC/PNF. Specifically, this section updates the<br />
NPC/PNF and provides detail regarding the affordable housing commitments for<br />
Exeter Residences, updated Development <strong>Impact</strong> <strong>Project</strong> components, and Boylston<br />
and Exeter Street improvements. The remaining Public Benefits and Mitigation<br />
elements studied pursuant to Article 80 Large <strong>Project</strong> review guidelines are<br />
contained in Chapters 3, 5, and 8 of the original NPC/PNF document.<br />
The Exeter Residences and 888 Boylston will provide substantial public benefits to<br />
the City of <strong>Boston</strong> and its neighborhoods, including monetary contributions and<br />
public realm improvements. Chapters 3 and 8 of the NPC/PNF discussed the<br />
various public benefits that will be provided by the Exeter Residences and 888<br />
Boylston. This section provides an overall description of public benefits as well as<br />
any changes since the filing of the NPC/PNF. These public benefits are also<br />
summarized in Table 8-1 below. In particular, this chapter provides information on<br />
the affordable housing program, including location and size of new/additional units,<br />
affordable rent levels, market rents, waiting lists and marketing/advertising.<br />
