A To check & clean the blowers, blower motor and to adjust belt tension, coupling<br />

etc.<br />

B To check and clean water strainer & ensure adequate water level.<br />

C To check and tighten all mounting bolts and attend any abnormal noise and vibration.<br />

D To check and attend all electrical circuits, controls and electrical and mechanical<br />

complaint.<br />

E To check and lubricate all bearings.<br />

F To test the system <strong>for</strong> leaks and repair, if any<br />

G To clean air filter, water filter, cooling tower weekly and AHU and Plant monthly.<br />

2.15.2 PERIODICAL CHECKS<br />

A Periodical overhauling <strong>of</strong> blower/compressor/valves/chiller water pumps/condenser<br />

water pumps/ air handling units/power factor correction panel including<br />

capacitor/control desk/mimic diagram etc.<br />

Periodical check up <strong>of</strong> panel <strong>of</strong> electrical spares i.e. HRC fuse control fuse, spare<br />

parts <strong>of</strong> kit <strong>of</strong> contactors /starters, Lugs, burnt out cables, relays, voltmeter,<br />

ammeter etc. as per requirement.<br />

B The compressor /motor and winding shall be checked <strong>for</strong> it’s proper functioning and<br />

if any defect is found the same shall be rectified. The defective spares <strong>for</strong> the<br />

compressors shall be reimbursed to the Contractor as per the payment terms while<br />

consumables like lube oil, refrigerant gas, etc shall be supplied by the Contractor<br />

whenever necessary.<br />

C Leak testing <strong>of</strong> the entire refrigeration system shall be carried out.<br />

D Compressor motor and condenser/chiller water pumps as well as the respective<br />

starters shall be checked <strong>for</strong> satisfactory functioning. Any repairs to them if<br />

required shall be carried out accordingly.<br />

E Compressor drive/coupling shall be checked <strong>for</strong> alignment.<br />

F Cooling tower sprinklers shall be inspected and attended to <strong>for</strong> proper spray and<br />

repair/replacement.<br />

G Safety controls such as LP, HP and OP cut out shall be tested <strong>for</strong> proper functioning<br />

and in case <strong>of</strong> any malfunctioning, they will be either repaired or replaced<br />

accordingly. Controls like solenoid valve, thermostat and humidistat are also to be<br />

checked periodically.<br />
