H Pressure gauges in the gauge board of the Packaged chiller/condensing unit shall be
checked for their correctness and recalibrated or replaced, if necessary.
I The Air Handling Unit/Fan Coil Unit filers shall be inspected and cleaned once in
every month or more if necessary.
J Cleaning of the cooling tower shall be carried out by the Contractor at least twice
in a season or as required based on actual site condition.
K Seasonal pump down and restart of the AC System.
L The HVAC Compressors shall be serviced atleast once in a year during the contract
period. The service shall be rendered positively before the onset of the summer to
ensure the trouble free working of the Plant during summer. Break down calls shall
be attended to during the contract period and is independent of the scheduled pump
down maintenance. The plant shall be switched from winter to summer cycle of
operation state on every onset of the summer and vice versa in case of winter
season. During the annual servicing of the Compressors, the engine is required to be
opened up and properly inspected. ALL THE GASKET SET, O-RING SET, SAFETY
PLATES, GUDEON PINS. ETC (OF ORIGINAL KIRLASKAR/VOLTAS MAKE)
SHALL BE REPLACED WITH NEW ONES WHENEVER THE COMPRESSOR IS
OPENED UP FOR INSPECTION/ADJUSTMENT AND CLEANING, NO PAYMENT
SHALL BE MADE FOR THESE MATERIALS. THE CONTRACTOR SHOULD LOAD
THIS EXPENDITURE WHILE QUOTING FOR THE CONTRACT. ALL THE ABOVE
MAERIALS SHALL BE BROUGHT TO SITE ON COMPANY SEALED PACKETS AND
CERTIFIED BY EIC.
2.15.3 RECIPROCATING COMPRESSOR
- To check and change compressor oil, filter element etc.
- Check condition and alignment of compressor coupling and leakage in the shaft seal.
- Check operation of all controls and interlocking of various equipments.
