The CT nozzles, water and fan assembly shall be cleaned regularly. Fan blade adjustment shall be made, motor bearing has to be greased and re-packed. The basin shall have to be scrapped and motor winding to be meggared. All the fills of the Cooling Towers shall have to be replaced before the start of the summer season. The cooling Towers have to be painted thoroughly before the start of the summer. The connecting pipes have to be replaced if it is badly corroded or broken. Payment shall be made as per the payment terms of the contract. The decision of Engineer-in-Charge is final and binding to the contractor. 2.15.7. CONDENSERS, CHILLER, AND WATER LINE VALVES - To attend to de-scaling of condenser, chiller and water line valves twice in a year or more if necessary. - The pressure and water temperature shall be checked for gas if they are functioning with specified limits. 2.15.8 GENERAL - To check and clean all electrical controls once in a year. - Periodical setting of dampers to achieve required airflow of and temperature in the building. The scope of work covers the following: - Overhauling and repairing of all electrical, mechanical, electronic parts of AC system, wherever required. - The Contractor, for the maintenance of the HVAC plant, shall also supply all type of cleaning materials/cleaning agent and petty consumables like cotton waste, cloth, CRC/CTC, insulation tape, gasket, grease, etc. No extra payment shall be made on this. The contractor should load the above aspect in his rate. - If compressor/condenser/cooling coil/AHU/chiller/cooling tower/motor/starter/ pumps are required to be replaced as a whole, it shall be done on GAIL’s account, 150
provided the necessity of replacing these equipments is not due to any fault on the part of the Contractor or his staff. - Any masonry work/carpentry/welding work related with AC system. - Minor modifications in air conditioning system. - Painting of equipments and piping. - Points related with air duct, grilles water pipes, insulation all type and diffusers. Window ACs/Split ACs/Water Coolers/Refrigerators/etc : 2.15.9 The Contractor shall provide all connected services and shall be responsible for maintenance of the Windows/Split type ACs, Water Coolers, Refrigerators, etc in good and perfect condition.. 2.15.10 The Contractor shall be required to provide all round services wherever required. If at any particular point of time, the Contractor is unable to provide the desired service, GAIL will be at liberty to get the job done through any other agency and the cost incurred will be appropriately deducted from the Contract fee or his service bills. 2.15.11 All the spares/consumables used for attending these services would be purchased from original suppliers and of approved make and would be brought to site in their original packing. 2.15.12 The Contractor shall provide the services as detailed below: a) Checking and servicing the compressor units twice in a year or on demand. b) Attending the unit, when called upon by GAIL on all days irrespective of Sundays, holidays etc. c) Repairing the unit or parts thereof, as also overhauling the unit, in Contractor’s service station, if required as a result of fair wear and tear during the contract period. d) Providing a service unit, as and when required during repair/overhauling the unit in Contractor’s service station, including transportation etc. e) Providing all spares and materials which are required for the units during the contract period. 151
