2.15.5 PUMPS<br />

- Check packing and mechanical seal <strong>for</strong> leaks.<br />

- Lubricate bearing and check <strong>for</strong> over heating.<br />

2.15.6 COOLING TOWERS<br />

The cooling towers shall be drained and flushed regularly. The CT nozzles,<br />

water and fan assembly shall be cleaned regularly. Fan blade adjustment shall<br />

be made, motor bearing has to be greased and re-packed. The basin shall<br />

have to be scrapped and motor winding to be meggared. All the fills <strong>of</strong> the<br />

Cooling Towers shall have to be replaced be<strong>for</strong>e the start <strong>of</strong> the summer<br />

season. The cooling Towers have to be painted thoroughly be<strong>for</strong>e the start <strong>of</strong><br />

the summer. The connecting pipes have to be replaced if it is badly corroded or<br />

broken. Payment shall be made as per the payment terms <strong>of</strong> the <strong>contract</strong>. The<br />

decision <strong>of</strong> Engineer-in-Charge is final and binding to the <strong>contract</strong>or.<br />

2.15.7. CONDENSERS, CHILLER, AND WATER LINE VALVES<br />

- To attend to de-scaling <strong>of</strong> condenser, chiller and water line valves twice in a year or<br />

more if necessary.<br />

- The pressure and water temperature shall be checked <strong>for</strong> gas if they are functioning<br />

with specified limits.<br />

2.15.8 GENERAL<br />

- To check and clean all electrical controls once in a year.<br />

- Periodical setting <strong>of</strong> dampers to achieve required airflow <strong>of</strong> and temperature in the<br />

building. The scope <strong>of</strong> work covers the following:<br />

- Overhauling and repairing <strong>of</strong> all electrical, mechanical, electronic parts <strong>of</strong> AC<br />

system, wherever required.<br />

- The Contractor, <strong>for</strong> the <strong>maintenance</strong> <strong>of</strong> the HVAC plant, shall also supply all<br />

type <strong>of</strong> cleaning materials/cleaning agent and petty consumables like cotton<br />

waste, cloth, CRC/CTC, insulation tape, gasket, grease, etc. No extra payment<br />

shall be made on this. The <strong>contract</strong>or should load the above aspect in his rate.<br />

- If compressor/condenser/cooling coil/AHU/chiller/cooling tower/motor/starter/<br />

pumps are required to be replaced as a whole, it shall be done on <strong>GAIL</strong>’s account,<br />
