design’. This was chaired by Girish Dravid,
Chairaman Ctbuh India. The discussion
centered on how the circulation patterns in the
different components of the building have to
be thoroughly understood. Girish spoke about
how mixed-use buildings have evolved on the
‘walk to work / entertainment’ concept but
have brought other challenges like security
management when large crowds throng a mall
adjunct to a residence or a secure office. Access
is another aspect as is egress. For instance, in a
mixed-use development as residents leave their
homes for work in the morning, there may be a
set of people entering the office component of
the building for work. Similarly, at the end of
the day as offices are closing there may be an
ingress of residents or of shoppers if the mixeduse
has a retail and entertainment component.
Yet another issue is life safety and evacuation.
All these aspects need to be incorporated into
the design.
There was also a discussion on ‘Building
Evacuation During Emergencies’ which was
facilitated by the Fire and Security Association of
India. The discussion was moderated by Hemant
Khadse, fire, security and safety consultant.
There was extensive discussion on Schedule D of
Part 4 of the National Building Code which deals
with Fire and Life Safety. This was followed by a
discussion on ‘National Standardization for Lifts
and Escalators’ moderated by Pravin Tipnis (BIS
Member Secretary). He explained that India has
members nominated to the Technical Committees
of IEC and ISO.
On the final day there was a discussion
on ‘It Pays to Pay More for Safety’. The
discussion was moderated by Abey George. The
importance of proper installation, maintenance
and operation of elevators was stressed upon as
was the need to make safety a non-negotiable
objective. An attitudinal shift towards safety is
necessary, but this has to be accompanied by

necessità di comprendere a fondo i modelli di
circolazione nei diversi componenti dell’edificio.
Girish ha parlato di come gli edifici a uso misto
si siano evoluti sulla base del concetto di ‘walk to
work / entertainment’, ma anche di altre sfide come
la gestione della sicurezza quando molte persone
affollano un centro commerciale annesso a un
edificio residenziale o a uso ufficio. L’accesso è un
altro aspetto, così come l’uscita. Per esempio, in un
complesso a uso misto, mentre i residenti escono
per andare al lavoro al mattino, ci possono essere
persone che entrano nella zona uffici dell’edificio.
Allo stesso modo, alla fine della giornata, mentre
gli uffici chiudono, ci può essere un ingresso di
residenti o di acquirenti (se l’edificio a uso misto
ha una componente di vendita al dettaglio e di
intrattenimento). Un’altra questione riguarda la
sicurezza e l’evacuazione. Tutti questi aspetti
devono essere incorporati nella progettazione.
È stata inoltre organizzata una discussione su
‘Evacuazione degli edifici durante le emergenze’,
a cura della Fire and Security Association of
India. La discussione è stata moderata da Hemant
Khadse, consulente in materia di incendi, sicurezza
e protezione. Si è discusso a lungo dell’Allegato
D della Parte 4 del National Building Code, che
tratta di sicurezza e antincendio. È seguita una
discussione su ‘La standardizzazione nazionale
per ascensori e scale mobili’, moderata da Pravin
Tipnis. Il Segretario del BIS ha spiegato che
l’India ha membri nominati nei Comitati tecnici di
IEC e ISO.
Nella giornata conclusiva si è tenuto un dibattito
sul tema ‘Pagare di più la sicurezza conviene’.
La discussione, moderata da Abey George, si
è concentrata sull’importanza di una corretta
installazione, manutenzione e funzionamento degli
ascensori e sulla necessità di rendere la sicurezza
un obiettivo non negoziabile. È necessario un
cambiamento di atteggiamento verso la sicurezza,
