After the post-pandemic growth, the<br />
outlook for the real estate market is<br />
worsening due to the economic cycle and<br />
a setback phase is looming on the horizon as<br />
a result of soaring prices. But “the challenge<br />
now is to contain the retreat in the adverse<br />
phase of the economic cycle, and then resume<br />
the path of growth as soon as the picture<br />
becomes less bleak”: this is the hope expressed<br />
by the speakers from Nomisma, a research<br />
and economic studies company, who spoke at<br />
the presentation of the 3 rd Observatory on the<br />
Real Estate Market 2022 by Nomisma on 23<br />
November.<br />
MACROECONOMIC OVERVIEW<br />
Lucio Poma, Nomisma Chief Economist,<br />
examined the macroeconomic framework<br />
and the international reference context, noting<br />
the contradiction of vigorous growth in Italy<br />
in the swamp of energy prices and<br />
inflation.<br />
“The Q3 2022 GDP figures deliver us an Italy<br />
with the highest growth rate in the world,<br />
+3.9%. This is extraordinary considering<br />
that Italy has a manufacturing system heavily<br />
damaged by the energy storm and the war.<br />
However, at the beginning of 2022, thanks to<br />
rising energy costs and rising inflation, the<br />
confidence of families and businesses began<br />
to decline, perfectly illustrating the strong<br />
uncertainty about the future of our economy,”<br />
Poma explained.<br />
After a 2021 of strong global economic growth<br />

si profila all’orizzonte una fase di arretramento<br />
conseguente all’impennata dei prezzi. Ma “la<br />
sfida è ora quella di contenere l’arretramento<br />
nella fase avversa del ciclo economico, per poi<br />
riprendere il cammino di crescita non appena<br />
il quadro si sarà fatto meno fosco”: è questo<br />
l’auspicio dei relatori di Nomisma, società di<br />
ricerche e studi economici, intervenuti alla<br />
presentazione del 3° Osservatorio sul Mercato<br />
Immobiliare 2022 di Nomisma, che ha avuto<br />
luogo lo scorso 23 novembre.<br />
QUADRO MACROECONOMICO<br />
Lucio Poma, Chief economist Nomisma, ha<br />
preso in esame il quadro macroeconomico e il<br />
contesto di riferimento internazionale, rilevando<br />
la contraddizione di una crescita vigorosa in<br />
Italia, nella palude dei prezzi dei beni energetici e<br />
dell’inflazione.<br />
“I dati del terzo trimestre del 2022 del Pil ci<br />
consegnano un’Italia con il tasso di crescita più<br />
elevato di quello mondiale, +3,9%. Un dato<br />
straordinario considerando che l’Italia ha il<br />
sistema manifatturiero pesantemente danneggiato<br />
dalla tempesta energetica e dalla guerra.<br />
Tuttavia, a inizio 2022, complice l’aumento dei<br />
costi energetici e la crescita dell’inflazione, la<br />
fiducia di famiglie e imprese ha iniziato a calare,<br />
fotografando perfettamente la forte incertezza sul<br />
futuro della nostra economia”, ha spiegato Poma.<br />
