Katk›lar›yla
Merhabalar. ‹yi günler. Hoflgeldiniz. Ben Ahmet Kayhan.
Redidin.com CEO'su. fiimdilik türkçe bir girifl yapaca¤›m. Sonras›nda
Let me go on in English. Welcome to Turkey,
first of all. I have been trying to get you bring here. We have two
distinguished guests today. One of them is Marwan Ahmad Bin
Ghulaita. He is the real estate regulator authority of Dubai, which
regulates and governs the Dubai real estate market. There is no
other person that you can find in Dubai right now who can give
you a full historical overview, along from the perspective of real
estate within Dubai. I might be doing it like lower even, I should
be doing it over it. There is another gentleman here. Dr. Mossab.
He is one of us. More than any of us actually in that he is a big
believer in Turkey. He is also an investor in Dubai into real estate
development and finance. And we will be talking about real
estate in Dubai from the perspective of a governor, regulator
from the government side and we will be talking about the real
estate investor's perspective, developer's perspective. Where we
were before? In the next 20 minutes we will be talking about
where we were before, where we are right now and where we
are heading. And in addition to that we will also be giving the
microphone to you to get your views on how you see Dubai and
where do you stand for the perspective of Dubai. I will going to
share a couple of slides with you. Reidin.com is basically real
estate information company. We do have an office in Dubai as
well. We are specializing utility data information in this is. And
we do more look at the macro level of covering the data and
information. So, in that regard, we did couple of analysis and the
real estate market in Dubai. One of the analysis we found is that
in 1991, this is not my finding, this is a done far too before, this
is Dubai. This is 19 years ago. 19 years ago, I think one fourth
of the history of this area, this building we are talking about. So
Gayrimenkul Zirvesi 10
19 years ago, I am not sure how many people... How many people
have been to Dubai? Can you raise hands please? Almost everyone,
we should ask the question here. Great. So you know the Sheikh
Zayed Road and World Trade Center? This is World Trade Center
here, the highest tower in the Middle East. Right after that the
other like residentials and that is it. And that is where sea, that
is where the Burj Halife right now. This is how Dubai looks even
is 2005, five years ago. I moved to Dubai in 2004. It changed
aggressively. We have got more buildings here, in this line. We
have got the highest tower in the world. We have got the biggest
mall in the world. We have got the Palm Jumeirah, we have got
a manmade island, I think it is biggest waterfront, manmade
waterfront in the world. We have got more investors. We have
got more developers. We have got more trouble. We have got
more problems, this is getting so .. let's look at from the numbers
perspective. Always photos might be little bit like perspective-wise
it might be very pessimistic. But let's look at from numbers
perspective that these are the prices. We did an analysis. RERA,
Regulator Authority was very visionary on sharing the real estate
transactions on a daily basis with my company. Basically what we
did it by translating that information into analytical data we were
able to provide the transparency, the real estate investors at
corporate level need for the real estate looking into Dubai market.
