the idea of the towers, not for commerce but for culture. So<br />

very important in terms of cities all over the world that culture,<br />

at this point, if you build culture first, then development will<br />

come after. And this plan, then, while we didn't win after<br />

the intervention of our corrupt lame-duck governor, now this<br />

plan is being implemented, the site plan of the World Trade<br />

Tower. These are some of views of the project. From this<br />

view, we are invited by the Rockefeller Foundation to re-plan<br />

of the first environmental disaster in New Orleans. And I<br />

think this is important for Turkey in terms of you have had<br />

a wakeup call with one earthquake. Now, it is time to be<br />

more stringent about the protection of your buildings. Here<br />

our wakeup call was the infrastructure, the failure of the<br />

infrastructure and the failure of government to provide a<br />

safe place for the people of New Orleans. And here we<br />

figured out to have economic and safety zones as the mode<br />

to renewing of the city, which is becoming quite successful<br />

a city, the city is now regaining its population. In Singapore,<br />

we were invited from these projects to do massive 3.5 million<br />

square meters of development. Now Singapore had its own<br />

problems. It was losing market share to Macao through<br />

gambling. And, soon as we finished our plan, they scrapped<br />

our master plan and just went for gambling to increase the<br />

city's viability. And this led then to housing, I think Singapore<br />

has a very good model in the public development of housing,<br />

have many international competitions to create new ideas.<br />

This is a project for 5000 units of sustainable housing using<br />

the beautiful vegetation to make a green architecture that<br />

breathes and lives in its development. And in China then, we<br />

have had the opportunity to work on new projects in Pudong<br />

for development. But most interesting would be the Shanghai<br />

Expo, which is the idea for having a better city, better city<br />

making better life. And although we didn't win the<br />

competition, nobody did. They are using, now implementing<br />

our plan. It was a massive undertaking. What was most<br />

interesting to us was the idea of greening the city so that all<br />

the roofs of the major pavilions and major expo halls would<br />

then, turned into parks in the later day. It also allowed<br />

opportunities then for the post expo city to become a green<br />

city. And we are very excited about the possibilities of the<br />

post expo at Shanghai. I would say at this point, I will try to<br />

move quicker since my time is running out, again we designed<br />

buildings, tall buildings that would vertically link all the culture<br />

in one building to have a vertical city when you run out of<br />

places for density. And, Guangzhou now, the same issues<br />

similar to Manhattan of running out of space and here in<br />

Guangzhou, they are currently implementing our master plan<br />

that doubles the size of Guangzhou by spreading out<br />

development along the river, by reclaiming all the industrial<br />

lands and taking away highways and bringing in new subway<br />

systems and new development. Guangzhou's migration of<br />

people from the city is million, I think some million people,<br />

a year migrating to Guangzhou and the major Chinese cities.<br />

And finally, I will end with some housing initiatives. I am going<br />

to stick to Dubai because Dubai has its own failure of economic<br />

consequences in unplanned over development. In India, we<br />

are designing the first green airports that capture the rain<br />

water, have large expanses of glass but huge overhang shading<br />

the glass. I would say that something that I noticed driving<br />

around Istanbul, failure to protect the windows from the<br />

glazing. A simple very passive measure has become the mode<br />

of operation, as you can see here, the huge overhangs that<br />

keep sunlight but allow light throughout the terminal. And<br />

then, from this the Indian airport authority has asked us to<br />

design 150 new prototypes of new terminals. This would be<br />

a totally green roof terminal to jump start their kind of puddle<br />

jumping towards economic engine.<br />

And then finally housing; a mega development in San Diego<br />

of 300,000 square meters, again a possibility of the new<br />

visionary thinking linking parks and housing. And then in<br />

Harlem, this unique façade of the tilted spandrel glass. All PV<br />

panels that are all directed to the sun's light. As the sun passes<br />

through, it creates a glittering façade, and also gives electric<br />

energy back. And then finally, I will end with our latest<br />

development in Harlem, a unique project of 50% affordability<br />

and 50% market rate housing that in the - kind of bad market<br />

of New York has recently sold out 100% because of its<br />

financing in this idea of mixing affordable and market rate.<br />

And this seems to be the way we are now developing projects<br />

with developers in Manhattan by mixing affordability and<br />

market rate housing. And then I will end with Ghana where<br />

we are currently working on a planning 10 new satellite cities<br />

of 2500 units each. And the interesting part of Ghana is that<br />

we are going to do all this housing in modular, pre-fabricated<br />

mode, teaching the Ghana people in American factories and<br />

then establishing on site factories to build the units themselves.<br />

So the model is to use Ghana labor to build Ghana housing.<br />

It is a very fascinating project moving very quick, but based<br />

on our pre-fabricated units. I think I will end there. Thank<br />
