the idea of the towers, not for commerce but for culture. So
very important in terms of cities all over the world that culture,
at this point, if you build culture first, then development will
come after. And this plan, then, while we didn't win after
the intervention of our corrupt lame-duck governor, now this
plan is being implemented, the site plan of the World Trade
Tower. These are some of views of the project. From this
view, we are invited by the Rockefeller Foundation to re-plan
of the first environmental disaster in New Orleans. And I
think this is important for Turkey in terms of you have had
a wakeup call with one earthquake. Now, it is time to be
more stringent about the protection of your buildings. Here
our wakeup call was the infrastructure, the failure of the
infrastructure and the failure of government to provide a
safe place for the people of New Orleans. And here we
figured out to have economic and safety zones as the mode
to renewing of the city, which is becoming quite successful
a city, the city is now regaining its population. In Singapore,
we were invited from these projects to do massive 3.5 million
square meters of development. Now Singapore had its own
problems. It was losing market share to Macao through
gambling. And, soon as we finished our plan, they scrapped
our master plan and just went for gambling to increase the
city's viability. And this led then to housing, I think Singapore
has a very good model in the public development of housing,
have many international competitions to create new ideas.
This is a project for 5000 units of sustainable housing using
the beautiful vegetation to make a green architecture that
breathes and lives in its development. And in China then, we
have had the opportunity to work on new projects in Pudong
for development. But most interesting would be the Shanghai
Expo, which is the idea for having a better city, better city
making better life. And although we didn't win the
competition, nobody did. They are using, now implementing
our plan. It was a massive undertaking. What was most
interesting to us was the idea of greening the city so that all

the roofs of the major pavilions and major expo halls would
then, turned into parks in the later day. It also allowed
opportunities then for the post expo city to become a green
city. And we are very excited about the possibilities of the
post expo at Shanghai. I would say at this point, I will try to
move quicker since my time is running out, again we designed
buildings, tall buildings that would vertically link all the culture
in one building to have a vertical city when you run out of
places for density. And, Guangzhou now, the same issues
similar to Manhattan of running out of space and here in
Guangzhou, they are currently implementing our master plan
that doubles the size of Guangzhou by spreading out
development along the river, by reclaiming all the industrial
lands and taking away highways and bringing in new subway
systems and new development. Guangzhou's migration of
people from the city is million, I think some million people,
a year migrating to Guangzhou and the major Chinese cities.
And finally, I will end with some housing initiatives. I am going
to stick to Dubai because Dubai has its own failure of economic
consequences in unplanned over development. In India, we
are designing the first green airports that capture the rain
water, have large expanses of glass but huge overhang shading
the glass. I would say that something that I noticed driving
around Istanbul, failure to protect the windows from the
glazing. A simple very passive measure has become the mode
of operation, as you can see here, the huge overhangs that
keep sunlight but allow light throughout the terminal. And
then, from this the Indian airport authority has asked us to
design 150 new prototypes of new terminals. This would be
a totally green roof terminal to jump start their kind of puddle
jumping towards economic engine.
And then finally housing; a mega development in San Diego
of 300,000 square meters, again a possibility of the new
visionary thinking linking parks and housing. And then in
Harlem, this unique façade of the tilted spandrel glass. All PV
panels that are all directed to the sun's light. As the sun passes
through, it creates a glittering façade, and also gives electric
energy back. And then finally, I will end with our latest
development in Harlem, a unique project of 50% affordability
and 50% market rate housing that in the - kind of bad market
of New York has recently sold out 100% because of its
financing in this idea of mixing affordable and market rate.
And this seems to be the way we are now developing projects
with developers in Manhattan by mixing affordability and
market rate housing. And then I will end with Ghana where
we are currently working on a planning 10 new satellite cities
of 2500 units each. And the interesting part of Ghana is that
we are going to do all this housing in modular, pre-fabricated
mode, teaching the Ghana people in American factories and
then establishing on site factories to build the units themselves.
So the model is to use Ghana labor to build Ghana housing.
It is a very fascinating project moving very quick, but based
on our pre-fabricated units. I think I will end there. Thank
