Andreas Martin: I think we shouldn't complain about the<br />
traffic because having dinner in the evening at the Bosphorus<br />
is worth being in a traffic jam. Well, thank you very much<br />
gentlemen. We will both see you Georg Wailland later and<br />
Michael Widmann will just stay here. Thank you very much.<br />
And I would like to ask Haluk Kaya to join us in order to start<br />
the first program. I may just quickly introduce you and I assume<br />
that most of the attendants here know Haluk Kaya. He is the<br />
chairman of Üçgen Group of companies involved in hotel<br />
construction not only in Turkey but in Russia and in other<br />
countries. You may know the Radisson in St. Petersburg or the<br />
Radisson Bosphorus here in Istanbul. Both were constructed<br />
and even co-owned at a certain point of time by Haluk Kaya<br />
and his company. And Michael Widmann and Haluk Kaya will<br />
try to have a controversial discussion about several topics. I<br />
don't know whether we can fulfill this. Maybe they even have<br />

We have to separate leisure, I mean, business hotels, city hotels and<br />
hotels in Antalya and around. For the summer and golf tourism<br />
Antalya is a good investment opportunity and Turks are taking care<br />
of this, mostly even without credits. And this is not an area also for<br />
the foreigner to invest because they don't like the fluctuation of the<br />
occupancy and resort hotel and so on. Whereas in the cities, we<br />
aren't perhaps now in the stage that 20 years ago Germany was in<br />
every city industry and trade is starting. And there is a lack of hotels<br />
for traveling businessmen whereas the travel is not like in the stays<br />
made by car but made by plane. So it is also the big difference to<br />
Germany which means that the hotels which are going to be built<br />
should be more in the city center. Because people coming there,<br />
they don't come by car. But this brings another problem because<br />
in every city in Turkey not only in Istanbul the locations near to the<br />
city center are very expensive. And if you want to develop a chain,<br />
either Turkish or Accor or whatever the name is' you have a calculation<br />
and you say my room rate will be, let's say, 50 euro. If you put down<br />
the construction price and the land price and the Turkish expectation<br />

the same opinion in some points but Michael Widdman prepared<br />
a few questions and I will leave it up to him now to have a<br />
controversial debate with Haluk Kaya.<br />
Michael Widmann: to saying goes "controversy is a space of<br />
political life and maybe even outside of political life" and I always<br />
like a good debate with pros and cons, and we learned a lesson<br />
from last year's conference where the sharpest questions and<br />
comments came from a member of the audience, he was Haluk<br />
Kaya and I thought it is a good thing to bring him on stage so<br />
he cannot make the speakers suffer.<br />
Haluk Kaya: Thank you.<br />
Michael Widmann: All is well in Turkey or is it? And if we look<br />
at the investment scene in the hotel field in Turkey, what is your<br />
general feeling now? Is it in a stage where all the traffic signs<br />
are green as the preconditions here in Turkey for investments?<br />
Or what is lacking?<br />
of revenue, it doesn't fit together. The Turkish expectation of revenue<br />
from hotel, it is never real, it is a dream but the people like to dream<br />
when they invest in a hotel. Otherwise you would never invest in a<br />
hotel. So the expectation is 14-15%. Your foreign partners, Radisson,<br />
Park Inn or Holiday Inn Express says no, you cannot reach it. You<br />
cannot reach it because if you pay for this so much, this so much<br />
