Bizler iflin en küçük boyutunda yani binalarda yafl›yoruz. E¤er
uyku saatlerimizi ç›kartacak olursak, ifl yeri, al›flverifl vs. diye
bakarsak, hayat›m›z›n neredeyse yar›s›n› da bu binalarda
geçiriyoruz. Dolay›s›yla bu binalar›n bizim her türlü ihtiyac›m›za,
uyan›k oldu¤umuz saatlerdeki her türlü ihtiyac›m›za do¤ru yerde,
do¤ru zamanda cevap vermesi laz›m. Yani bir flekilde ak›llar›
olmas› laz›m. Henüz orada m›y›z? De¤iliz. Biz hala iflte temiz bir
yerimiz olsun, yaz›n yanmayal›m k›fl›n donmayal›m, emniyetli bir
yer olsun, içeriye girip ç›kanlar› kontrol edelim filan düzeyindeyiz
afla¤› yukar›. Ama bu burada kalmayacak flüphesiz. Bunun geliflmesi
laz›m. Bu geliflme için de karfl›m›zda bizim ihtiyaçlar›m›z› ya da
bu konseptleri, bu kavramlar› anlayabilecek profesyonel flirketlere

Coming to Europe. Maxim, you have a lot of experience all over Europe. You are also one of the tenants. So what is
your experience about the status quo facility management all over Europe?
Maxence Liagre
So, I think that the facility management in Europe is of course not
that much new as in Turkey, as said Mustafa before. But the main
differences are I think that in Turkey we have much more higher
standards, than in Europe in terms of at least of quality of facility
management. Most of you are going to shopping centers and we
mostly talk about shopping centers. If you go to shopping centers,
shopping centers in Turkey are very well maintained, very well, a
very good level of security, cleaning and so on. And you will see
in Europe and probably in many other places in the world that it
is not the same quality. So, I think that this is one of the main
difference that you can immediately see and touch when we talk
of facility management in Turkey. The reason is that the difference
in Turkey is that there is very high expectations, which are mostly
due to the environment. First of all, when I see, I see the environment
is the economical environment, because shopping centers are at
the boom, the facility management at the boom. So that boom
benefit in terms of quality for the services of course, because the
companies are much more competing. And also due to necessity

facility management'›n, yani bina yönetiminin profesyonelce
yap›lmas›n›n tarihi çok eski de¤il. Benim flirketimde bile afla¤›
yukar› 15 y›l öncesine kadar kendi içimizde, kendi kadrolar›m›zla
yap›yorduk. fiu anda profesyonel flirketlerle çal›fl›yoruz. Bir tanesi
uluslararas› bir flirket, bir tanesi Türkiye'de yine ama oldukça
büyük bir flirket. Ve umuyorum ki bundan sonraki y›llarda daha
da ak›ll› binalarda bu ifli yapmaya bafllayaca¤›z ya da yaflamaya
bafllayaca¤›z. Tabii beklentilerimiz, bizim beklentilerimiz de sürekli
art›yor. Daha sonra s›ra geldi¤inde bu beklentiler konusunda bir
iki bir fley söylemek isterim. Ama benim gördü¤üm Türkiye'de de
bu kavramlar art›k yerlefliyor. ‹nsanlar daha ak›ll› ifller yapmak için
daha ak›ll› binalarda çal›flmalar› gerekti¤inin fark›na var›yorlar.
Bunun için de profesyonelce yard›m almak ihtiyac›n› görüyorlar.
Umuyorum ki Türkiye'de de bu bina yönetimi yak›n bir zamanda
Avrupa'da, Amerika'da örneklerini gördü¤ümüz seviyeye
ç›kabilecektir.

From service provider side. When we did a study in Western Europe, we asked how many companies have their own
facility management department. And if you go to Germany, Austria, Swiss, Netherlands, 85% of the large companies
institutes their own facility management department, responsible for various tasks Mustafa named... Sinan, what is
your experiences here in Turkey about this?
