supply and also demand which has increased over the past years
with some minor fluctuations. Andreas has already mentioned the
international hotel groups and brands being currently present in
Turkey. This is the most important selection and those who are
circled in red are the brands that are currently already active in
smaller cities, in secondary cities being Holiday Inn, Ibis, Novotel
and Hilton Garden Inn. There are also more and more Turkish
national hotel groups and brands coming onto the market, especially
with Dedeman, Anemon and Merit being very active and also
going into secondary cities, not just the large resorts and not just
Istanbul. As already said, Istanbul is a very dynamic market and
many projects have been developed over the past years. And there
are many more to come. This is just a small selections of projects
that have been confirmed to us and we have knowledge of. So
this chart only has 2800 beds. I believe which would be added in
the upcoming 2 years and as I said it is just a selection of the most
important projects that should enter the market later on, when
we take a look at other cities, hotel projects, that are expected to
enter the market overall in Turkey, we see that especially Hilton
from international hotel groups is very active currently in Turkey,
especially with the brand's Garden Inn and Doubletree; but I am
sure Mike Collini who will be on the panel later on will be able to
give you a greater insight into that topic. Now this chart I find very
interesting, it compares the total number of hotels toward those
hotels that are currently branded. And I have to say because the
topic of today is secondary cities, that it is about city hotels and
the resort hotels have not been included. So for example also for
Antalya, the resort hotels are not included here, but the picture
is quite clear, hardly any hotels compared to the overall total
number are today branded in Turkey. And when we take a look
at the total number of rooms, while those that are branded the
picture is almost the same. This is a comparison between the total
Gayrimenkul Zirvesi 10
number of hotels and hotels that are larger than a 100 rooms. So
we see that currently in Turkey today, most of the hotels are rather
small entities and only some and most of them are concentrated
on the seasides, have more than 100 keys. And with the number
of rooms, it is almost the same again. This again is interesting. This
compares the total number of hotels that are larger, so more than
100 keys and those of them that are branded. So we see that most
of the larger hotels are today already branded. And it even becomes
more obvious if we take a look at rooms in larger hotels that are
branded. So to sum it up this pie chart depicts the larger hotels in
Istanbul with more than 100 keys. 65 of them already branded,
35% are still not branded. In the cities between 1 million and 5
million, 63% are already branded of the hotels larger than a 100
keys but in the small and secondary cities almost 60% are nonbranded
today. So brand penetration of less than 50%. Well, to
shortly conclude before I hand over to the panel discussion, demand
and supply have been constantly increasing in Turkey, it was also
mentioned on all the other panels before. And it is also expected
to further increase. There are almost 40 cities with a population of
more than 500 thousand inhabitants and nearly all of them, if we
don't take a look of course at the major tourism centers and
destinations like qualitative accommodation facilities today, especially
in the budget and mid market segments, with less than 50% brand
penetration in smaller cities and there are 20 of them. I think it
becomes obvious that there should be room both for national and
international hotel groups and the various brands. Recently the
expansion from international hotel groups has seen a new wave,
so to say, and I am happy now to lead over the panel where I am
sure you get more insight into which of those cities are now really
addressed for success, what other destinations where national and
international hotel groups will head first. Thank you very much for
your attention.
Oturum Baflkan› : Andreas Martin
Thank you Claudia. If you have any questions regarding hotels in these secondary cities, please ask Claudia at the stand of
PKF. If you need and want to know more about general information I can recommend the Turkey real estate yearbook. The
new edition, as far as I know, will be published in autumn and then available at EXPO REAL later in Munich. May I ask the
panelists already to join me? And just a quick introduction remark from my side. Thank you Alaaddin. And Alaaddin Babao¤lu
was the first person for me to introduce to you. Very glad that he is here. A three-lingual person, German, English and of
course Turkish. He is the president and CEO of Amplio Hotel Investment, which is an investment vehicle for the hotel, real
estate development. Since 2007, as far as I know, he has a strategic partnership with Hilton to grow the Hilton Garden Inn
brand in Turkey with an ambitious expansion plan of 20 hotels within the next couple of years. And I am sure he will give us
a few more details about Amplio. I am pleased to welcome back Tar›k Nasser. You already know him and apologize again
for not mentioning Renaissance and Ritz Carlton. Of course they belong to the Marriott brand as well. Nevertheless, very
welcome to Mike Collini. The Hilton brand as far as I know is the most experienced in the national brand in Turkey, with the
first Hilton in Istanbul opening some 20 years ago, I think. Okay, the second time wrong. 55 years ago. There are many other
brands within the Hilton family. And I think Garden Inn was mentioned already. We will hear a little bit more about Hilton
Garden Inn and Hampton. And last but not least, Kemal Okumufl, he is the general director of Entegre, one of the leading
project development companies as well, involved in hotel developments. And I would like to pass the word to Alaaddin for
the panel discussion.
