in simply collecting it in the currency that you are spending it. I can<br />

say for my own company that the money that we collect in Turkey<br />

is also the money that we spend on Turkey. And, that is, I think, the<br />

best thing that can happen for the Turkish economy that a lot of<br />

foreign companies come to the market and make a lot of money<br />

but spend that money at the same time in the market. So I am very<br />

positive about 2015.<br />

Özlem Dalga: So is the opportunity shifting to the east of Turkey<br />

when you look at the map?<br />

Patrick van Dooyeweert: No. Yes and no. On the short term yes,<br />

and we did ourselves. We have a mall in operation in Erzurum. I<br />

think no one in the east of Erzurum, but we are in Erzurum. We are<br />

happy with the results of that mall. But what I expect is that the<br />

whether the Anatolian tigers were popular the last years. I think we<br />

get now next steps is more looking to the urban renewal or urban,<br />

finding the opportunities in the urban fabric. That is what I expect.<br />

And that is a trend we have seen in the rest of Europe as well.<br />

Özlem Dalga: Nils, would you like to make a...<br />

Nils Lueken: We are optimistic. That is why we entered this joint<br />

venture with Nurol here in Turkey. There are mainly two or three<br />

points. Firstly, the Turkish market for professional services and real<br />

estate management as it comes to property, especially to technical<br />

services and maintenance, is behind maturity of other European<br />

markets. UK is leading, shortly behind Dutch market and the German<br />

market and the Turkish market is still very diverse as it comes to<br />

those simple services around the facility or the property. This is linked<br />

as well to the fact that Turkey has ranked five of its amongst the<br />

projected shopping malls in Europe and if only a few of those<br />

projected projects will be implemented, it is more than in our home<br />

market. This is - goes parallel with the slight GDP growth that we<br />

expect and increase in degree of outsourced services to professional<br />

companies from the investor, from the owner. And that goes for<br />

Turkish investors as well as for international investors here in<br />

Turkey, so we are very optimistic that business will increase<br />

here in Turkey from now on until 2015 and further.<br />

Özlem Dalga: Evet 2015'e dair beklentilerle tamaml›yoruz<br />

oturumu. Siz ne diyeceksiniz?<br />

Ersin Öncüo¤lu: Bizim gördü¤ümüz 2015 projeleri esas›nda<br />

bizim masam›zda olan projeler flu anda. Tasar›m› bir sene, iki-üç<br />

sene de inflaat› alsa gördü¤ümüz fley flu, karma kullan›m projeler<br />

gündemde. Özellikle güney, güneydo¤udaki projeler gündemde.<br />

Bu vizenin de¤iflmesi, Suriye'ye s›n›r›n aç›lmas› ile ilgili potansiyelden<br />

sonra, özellikle Gaziantep Sanko'nun yakalad›¤› baflar›dan sonra<br />

o çevrede bir çok projenin yap›ld›¤›n›, bir çok projeyle ilgili bize<br />

firmalar›n baflvurdu¤unu görüyoruz. Demek ki orada bir hareketlilik<br />

olaca¤› kesin. Gümrük kap›lar›ndaki hareketlillik esas›nda biraz<br />

daha önce bafllad›. Biz gümrük kap›lar›n› da yap›yoruz Türkiye'nin.<br />

Kap›kule'de bile al›flverifl merkezi yapt›k. Herhalde fleyden, duty<br />

free'den ba¤›ms›z al›flverifl merkezi olan tek kap› da bizimkidir diye<br />

düflünüyorum. Dolay›s›yla potansiyel hala var ve devam edecek.<br />

fiehir için projelerde ise convenience dedi¤imiz rahat ulafl›m›n<br />

oldu¤u, rahat ulafl›p daha rahat zaman geçirilen al›flverifl merkezleri<br />

önem kazanacakt›r diyorum.<br />

Korkut Ün: Efendim rekabet artacak. Rekabetin artmas› iyi bir<br />

fley olacak çünkü kalite artacak, çeflitlilik artacak. En önemlisi<br />

operasyonel verimlilik artacak ve ölçümlülük artacak, karfl›laflt›rma<br />

daha mümkün hale gelecek. Bu rekabet ortam›nda gayrimenkul<br />

yat›r›m ortakl›klar› çok flansl› bir konumda olacaklar. fieffafl›klar›,<br />

hesap verebilirlikleri, kredibiliteleri vs . ve herhalde bugünün pek<br />

çok fiyakal› ismini de o tarih geldi¤inde belki hat›rlam›yor olaca¤›z.<br />
