Building use; office equipment, such as computers and copiers; and facility managementtechnologies and practices are constantly changing. Building O&M needs to ensure thequality of the indoor environment when such changes take place during the life of thebuilding. For example, space renovations demand changes in heating, ventilating, andair-conditioning (HVAC) systems and lighting; and the addition of desktop computers,which increase building cooling loads, require corresponding HVAC capacity enhancement.Even changes in the number of people in a space require mechanical and electricalmodifications to properly ventilate, heat, cool, and light the space.The chapters in this section outline procedures for managing a green building throughoutits life. Chapter 21, “Building Operations and Maintenance,” outlines basic facilitymanagement and maintenance practices for indoor environmental quality, and energyand other resource efficiency. In addition, it provides guidelines for reducing environmentalimpacts during renovation. Chapter 22, “Housekeeping and Custodial Practices,”provides step-by-step procedures for managing and maintaining a green building, as wellas guidelines for selecting environmentally sensitive cleaning products.
