Repairs10. From time to time, defects of fire services installations are reported byEstate Management staff or detected by Maintenance staff. For defectsrequiring repairs of non-technical nature such as replacement of breakglass atmanual call points, glass panel of nozzle boxes etc., HD staff will have themfixed by using spare parts provided by the maintenance contractors.11. For other defects, HD maintenance staff will ascertain and decide theextent of repairing work required. Usually, the respective maintenancecontractor of the region is instructed to carry out the repair work by means ofwork orders.12. If the defect is minor in nature, minor repair orders will be issued to thecontractors for repairing. These minor repair works have to be completed by thecontractor within one week. If the repair work is considered extensive, a worksorder will be issued to the contractor who will have to complete the job withinthe period specified in the works order. The repairing work will be supervisedand, upon completion, checked satisfactory in accordance with specification byHD staff. All materials used by the contractors for repairing and replacementpurposes are approved by HD staff.13. Whenever defects cause shutting down of fire services systems, thecontractor is required to rectify them within a "shut down period" mutuallyagreed with HD. FSD will be notified of the shutting down of the fire servicesystem. Upon completion, HD will inform FSD to cancel the shut downnotification and the contractors are required to forward a Certificate ofMaintenance to FSD.14. Other than the normal repair services, emergency repair services areprovided by the contractors. It is the obligation of the contractors under themaintenance contracts that they shall provide 24-hourly emergency call outservices when required by HD's staff throught alpha-numeric radio pagers andmobile telephones.15. Frequent defects and prolonged shut down will be-discussed at themaintenance contract coordination meetings. When necessary, studies includingtechnical and financial feasibilities will be conducted to determine ifimprovement work is required. Approval from the relevant Committee ofHousing Authority will be sought if large scale improvement work is required.
