Description of the Property
Geographical Position
Schwetzingen is located in the north west of
the state of Baden-Württemberg, on the lower
terrace of the Rhine plain, approx. 18km
southeast of Mannheim and 12km west of
Heidelberg. To the north of Schwetzingen
is the alluvial fan of the Neckar, which
flows from Heidelberg to join the Rhine
by Mannheim; to the west is the Rhine
flood plain, and there are extensive areas
of forest to the south. The historic lines of
communication of the Rhine itself and the
Bergstrasse, an old German trade route, along
with the contemporary Karlsruhe-Frankfurt
Neustadt
Kalmit
railway and the A5 and A6 motorways bear
testament to the importance of the Rhine
valley as a connection between north and
south.
Schwetzingen`s ease of access made it an
obvious focus of industrialisation in the
nineteenth and twentieth-centuries, a
process which brought with it an increase in
population density, and this is clearly visible
in the dense network of roads and the densely
built-up areas around the town, which extend
to the surrounding towns and villages of
Oftersheim, Plankstadt, Hirschacker, Brühl
and Ketsch.
