therefore enhance and improve the existing character of the area in a positive way, due to the
architectural design and the use of landscaping.
The proposed project achieves all applicable objectives of the Redevelopment Plan and
is consistent with the General Plan. It would house an approved land use in the Restricted
Industrial District (M-I Zone) and would substantially exceed the minimum setback criteria
established in that zone. To do so and to achieve the Plan objective to reflect II ••• a high level
of architectural, landscape, urban design and land use principals..., II the project has applied for
a height variance under the established procedures of the Zoning Ordinance. No resulting
conflicts with adjacent land uses are anticipated. The project would therefore not have any
significant land use impacts.
MITIGATION l\1EASURES
The following mitigation measure, as identified in the Program EIR, may apply to the
proposed project: 48
1. Development will be required to meet all City development standards to ensure
compatibility with adjacent land uses, adequate infrastructure and parking.
