<strong>City</strong> <strong>of</strong> <strong>Wilmington</strong><br />

i. Neighborhood Commercial Use (NC) purpose: The<br />

Neighborhood Commercial use is established to provide<br />

commercial opportunities for small-scale pedestrian-oriented<br />

commercial centers. These commercial centers shall be<br />

designed to provide goods and services primarily to the<br />

immediate surrounding neighborhood. Primary access for these<br />

commercial centers shall not be from a major thoroughfare.<br />

The size <strong>of</strong> each unit in a building in the NR use shall not<br />

exceed six thousand (6,000) square feet, except that grocery<br />

stores may be up to fifteen thousand (15,000) square feet. The<br />

building footprint shall not exceed twenty-five thousand<br />

(25,000). Each site within the Neighborhood Retail District<br />

shall provide a minimum <strong>of</strong> ten (10) percent <strong>of</strong> the land area <strong>of</strong><br />

the site as usable open space.<br />

ii. Neighborhood Commercial Use (NC) regulation: The<br />

orientation <strong>of</strong> the buildings within the NR use shall be away<br />

from any major thoroughfare and towards the neighborhood.<br />

The rear elevation <strong>of</strong> these buildings shall be similar to the<br />

front elevation <strong>of</strong> the building. The design <strong>of</strong> the buildings<br />

shall conform to the residential character <strong>of</strong> the surrounding<br />

neighborhood. Apartments may be located above all businesses<br />

and <strong>of</strong>fices. The maximum building height in the NC use shall<br />

be two (2) to three (3) stories not to exceed thirty-five (35) feet.<br />

Spires and towers may exceed such maximum height limit.<br />

iii. Neighborhood Commercial Use (NC) permitted uses:<br />

1. Residential housing types:<br />

a. Residential above retail or <strong>of</strong>fice use<br />

b. Multiple family, including townhouses<br />

(See Sec. 18-551)<br />

2. Related Residential Uses:<br />

a. Accessory structures or uses in accordance with Article 6<br />

<strong>of</strong> this chapter<br />

3. Nonresidential:<br />

a. Accessory uses in accordance with Article 6 <strong>of</strong> this<br />

chapter<br />

b. Accounting <strong>of</strong>fices<br />

c. Banking services<br />

d. Bicycle shops, including repairs<br />

e. Business services<br />

f. Child day care<br />

g. Convenience food stores<br />
