<strong>City</strong> <strong>of</strong> <strong>Wilmington</strong><br />
Sec. 18-191. (O&I-2), Office and Institutional District 2<br />
(a) Purpose. The purpose <strong>of</strong> the Office and Institutional District 2 shall be to<br />
provide business centers that are attractive institutional and <strong>of</strong>fice uses at increased<br />
intensities to promote economic development. O&I-2 is intended to be utilized in the<br />
Commerce Center/Mixed Use Infill areas identified in the Future Land Use Plan and<br />
possibly for hospital expansion. The <strong>district</strong> allows sufficient height to make parking<br />
decks a more feasible option and it is hoped the use <strong>of</strong> height for density will<br />
facilitate greater preservation <strong>of</strong> open space and natural features on these sites. The<br />
principal means <strong>of</strong> ingress and egress for uses in the <strong>district</strong>s shall be along collector<br />
roads, minor arterials, and/or major arterials as designated on the <strong>City</strong>'s Thoroughfare<br />
Plans.<br />
b) Uses Permitted by Right. The following uses are permitted provided that they<br />
meet all requirements <strong>of</strong> this section and all other applicable requirements established<br />
in these <strong>regulations</strong>.<br />
(1) Assembly hall<br />
(2) Banking services<br />
(3) Business services<br />
(4) Hospitals, except animal hospitals<br />
(5) Medical supply stores, retail<br />
(6) Medical <strong>of</strong>fices<br />
(7) Offices, pr<strong>of</strong>essional<br />
(8) Parks and recreation areas, municipal<br />
(9) Personal services<br />
(10) Post <strong>of</strong>fice<br />
(11) Residential hotels<br />
(12) Social services, including employment <strong>of</strong>fices or contractors<br />
(13) Spas and health clubs<br />
(c) Uses Permitted under Prescribed Conditions. The following uses are<br />
permitted provided that they meet all requirements <strong>of</strong> this section, Article 6, and all<br />
other applicable requirements established in these <strong>regulations</strong>.<br />
(1) Child day care<br />
(2) Cultural arts center, including theaters, <strong>of</strong>fices, classrooms, etc.<br />
(3) Governmental uses outside public rights-<strong>of</strong>-way, except buildings<br />
(4) Group home supportive, large<br />
(5) Group home supportive, medium<br />
(6) Guest lodging<br />
(7) Libraries<br />
(8) Mixed use buildings<br />
(9) Motels and hotels<br />
(10) Religious institutions<br />
