(224) SIGHT DISTANCE TRIANGLE<br />

The triangular area formed by a diagonal line connecting two points<br />

located on intersecting right-<strong>of</strong>-way lines [or a right-<strong>of</strong>-way line and the<br />

curb or a driveway], each point being 35 feet from the intersection along<br />

a major thoroughfare and 10 feet along the minor thoroughfare from the<br />

intersection, and the two intersecting right-<strong>of</strong>-way lines [or a right-<strong>of</strong>way<br />

line and a driveway].<br />

(225) SIGNIFICANT VEGETATION<br />

A large canopy tree over 18 inches in diameter at breast height which<br />

displays a root zone, canopy, and structure characteristic <strong>of</strong> the particular<br />

species and is in good health and vigor.<br />

(2<strong>26</strong>) SINGLE FAMILY RESIDENTIAL<br />

Any development where: no building contains more that one dwelling<br />

unit, every dwelling unit is on a separate lot, and where no lot contains<br />

more than one dwelling unit [exception: rental studios and apartments].<br />

Such uses include group homes as defined in this chapter.<br />

(227) SITE PLAN, SITE SPECIFIC PLAN<br />

A diagram to scale showing the development plans for a project and<br />

containing all information required <strong>of</strong> Site Plans, or Subdivision Plats.<br />

(228) SITE SURVEY<br />

A map done by a surveyor accurately depicting the scale distances and<br />

measurements <strong>of</strong> all planned structures on a lot which may include<br />

topographical information and existing naturally occurring and<br />

constructed elements or structures, such as streams, wetlands, rock<br />

outcroppings, etc.<br />

(229) SOD<br />

Sod means a living non-invasive grass turf along with the part <strong>of</strong> the soil<br />

beneath it held together by the roots, that are cut out in blocks or strips<br />

to stabilize underlying soils and quickly establish a lawn.<br />

(230) SPECIMEN TREE<br />

Any healthy, existing tree over 18 inches in caliper measured at DBH,<br />

excluding invasive species found in a field or open grown condition, or<br />

along the edge <strong>of</strong> a forest stand or tree stand and displaying the root<br />

zone, canopy, and structure characteristic <strong>of</strong> the particular species.<br />

(231) STORM WATER RUNOFF<br />

Rain which falls onto impervious surfaces and is not absorbed into the<br />

ground immediately. Storm water run<strong>of</strong>f carries pollutants <strong>of</strong>f <strong>of</strong> paved<br />

surfaces into streams and rivers, and causes flooding by speeding up the<br />

rate <strong>of</strong> water flow into streams and rivers.<br />

(232) STORMWATER DRAINAGE FACILITIES<br />

The system <strong>of</strong> inlets, pipes, channels, ditches and catch basin used to<br />

collect and transport stormwater.<br />
