(4) The Zoning Official is charged with the responsibility <strong>of</strong> verifying<br />

compliance with live-aboard rules and regulations. As such, he or his<br />

authorized representative shall be authorized to enter approved marinas<br />

to inspect boats or vessels docked therein and/or to inspect records and<br />

facilities as required.<br />

Section 8.7. Manufactured Homes<br />

Manufactured Homes in MH districts shall be limited to one-story units with<br />

customary additions including cabanas, carports and storage units which are<br />

manufactured for the specific purpose <strong>of</strong> combination. Recreation travel trailers, as<br />

defined in these regulations, shall be allowed only in a MH district. Manufactured<br />

Homes used for temporary construction <strong>of</strong>fices [not used for a living unit] on a job site<br />

shall be permitted in any district during construction under a valid building permit, and<br />

shall be removed from the premises before the certificate <strong>of</strong> occupancy is issued.<br />

Commercial storage <strong>of</strong> unoccupied travel trailers and manufactured homes shall be<br />

allowed only in SP districts.<br />

Section 8.8. Miscellaneous Structures<br />

Upon approval <strong>of</strong> the <strong>City</strong> Council, school bus shelters may be located in any<br />

district. No advertising sign shall be permitted on such structures in a residential<br />

district. Locations and setbacks shall be approved by the <strong>City</strong> Council with consultation<br />

with Planning Commission and <strong>City</strong> Engineer.<br />

Section 8.9. Model Homes, Apartment, and Condominiums<br />

Model homes and models <strong>of</strong> rental apartments and condominiums may be<br />

permitted in areas coded residential, after obtaining a building permit in accordance<br />

with all lot and building requirements and requirements applicable to the district in<br />

which the model is located. Mobile homes or apartment <strong>of</strong>fices, however, shall not be<br />

used as a contractor’s <strong>of</strong>fice, a general real estate <strong>of</strong>fice or a resale listing <strong>of</strong>fice unless<br />

such <strong>of</strong>fices are located in zones permitting such operations. Model homes are limited<br />

to one, double-sided, 16-square foot ground sign with indirect lighting. The sign<br />

shall architecturally compliment the structure through the use <strong>of</strong> like material and<br />

identification <strong>of</strong> architectural elements. In addition, flags shall be limited to one<br />

American flag.<br />

Section 8.10. Parking <strong>of</strong> Trucks, Trailers and Recreational Vehicles<br />

It shall be unlawful for any person, company or corporation to park any truck,<br />

trailer, wagon or recreational vehicle on any public right-<strong>of</strong>-way within any residential<br />

district except when such vehicle is being parked temporarily for the purpose <strong>of</strong><br />

making deliveries or for the purpose <strong>of</strong> providing services to adjacent residential<br />

property. In no case may such vehicles be parked overnight.<br />

It shall be unlawful for any person, company or corporation to park trucks,<br />

recreational vehicles or trailers which have tandem axles (or two (2) rear wheels per<br />

side) overnight on public or private property, in other than SP Zoning Districts for<br />

which a valid Local Business Tax Receipt has been issued for vehicle storage. Delivery<br />

or service vehicles used by local commerce and parked on the business property in a<br />

manner which does not violate any other provision <strong>of</strong> this Code and government<br />

vehicles are exempt from the provisions <strong>of</strong> this Section. This Section shall not apply to<br />

pickup trucks <strong>of</strong> one (1) ton or less with or without two (2) rear wheels on each side.<br />

Notwithstanding anything in this Section to the contrary, this Section shall not prohibit<br />

the parking <strong>of</strong> one recreational vehicle and one watercraft trailer on the private<br />
