(g) Development Standards.<br />

(1) Maximum residential density: None, except where a lot or parcel<br />

containing a privately owned, artificially created freshwater lake is zoned<br />

in part as MP and the balance as any residential district, no permanent<br />

structure shall be located on that part zoned MP; provided, however, that<br />

in determining the total number <strong>of</strong> residential units permitted on the<br />

residentially coded portions <strong>of</strong> the lot or parcel, the area <strong>of</strong> the entire<br />

tract, including the MP, may be utilized at the density <strong>of</strong> that permitted<br />

by the residential district.<br />

(2) Minimum lot requirements, N/A.<br />

(3) Maximum lot coverage by all buildings, N/A.<br />

Section 3.4. GS, General Single-Family Residential District<br />

The General Single-Family Residential District is coded to permit the completion<br />

and/or annexation <strong>of</strong> conventional single-family residential subdivisions existing or<br />

approved by the <strong>Punta</strong> <strong>Gorda</strong> <strong>City</strong> Council prior to the effective date <strong>of</strong> these<br />

regulations. The General Single-Family Residential District is established solely to<br />

accommodate completion <strong>of</strong> previously approved development <strong>of</strong> lands within the<br />

district. The district is not intended to be available for future rezonings, nor as a<br />

means <strong>of</strong> expanding the boundaries <strong>of</strong> existing GS Districts.<br />

(a) Permitted Principal Uses and Structures.<br />

(1) Single-family homes, excluding mobile home<br />

(2) Non-commercial docks and boat lifts. No utilities shall be supplied to<br />

said docks and lifts until completion <strong>of</strong> a single family dwelling upon the<br />

adjacent upland property. Use <strong>of</strong> a generator to operate a lift shall be<br />

limited to the hours <strong>of</strong> 6:00 a.m. until 8:00 p.m. Owners or occupants <strong>of</strong><br />

the adjacent upland property may not rent docks to be used by third<br />

parties.<br />

(b) Permitted Accessory Uses and Structures.<br />

(1) Non-commercial hobbies and crafts<br />

(2) Other uses and structures which are customarily incidental and<br />

subordinate to permitted uses<br />

(c) Uses Permitted with Conditions.<br />

(1) Essential services 1 and 2<br />

(2) Limited home occupation<br />

(3) Group home<br />

d) Prohibited Uses and Structures.<br />

Any use or structure not specifically, provisionally or by reasonable<br />

implication permitted herein.<br />

(e) General Requirements.<br />

(1) Buildings are exempt from the architectural requirements <strong>of</strong> Article 7.<br />

(2) Development in the GS District which is approved but not yet built is<br />

permitted minor modifications through the administrative process. Such<br />
