(233) STORY<br />

That portion <strong>of</strong> a building included between the upper surface <strong>of</strong> a floor<br />

and upper surface <strong>of</strong> the floor or ro<strong>of</strong> next above that is habitable. A<br />

mezzanine in the front portion <strong>of</strong> the building is considered a habitable<br />

story for the purposes <strong>of</strong> this Code.<br />

(234) STREET<br />

A dedicated and accepted public right-<strong>of</strong>-way for vehicular traffic. The<br />

dedication <strong>of</strong> half streets at the perimeter <strong>of</strong> a new subdivision is<br />

prohibited. If circumstances render this impracticable, adequate provision<br />

for the concurrent dedication on the remaining half <strong>of</strong> the street must be<br />

furnished by the subdivider. Where there may exist a half street in an<br />

adjoining subdivision, the remaining half shall be provided by the<br />

proposed development.<br />

(235) STREET ORIENTATION<br />

The direction <strong>of</strong> the architectural front facade <strong>of</strong> a building in relation to<br />

the street.<br />

(236) STREET VISTA<br />

A view framed by buildings at the termination <strong>of</strong> the axis <strong>of</strong> a<br />

thoroughfare.<br />

(237) STREET YARD<br />

The area <strong>of</strong> land along the front property line parallel to a R-O-W<br />

reserved for tree planting and landscaping.<br />

(238) STRUCTURE<br />

Anything constructed or erected, including but not limited to buildings,<br />

which requires location on the land or attachment to something having<br />

permanent location on the land.<br />

(239) SUBDIVIDER<br />

Any person, firm, or corporation who subdivides or develops any land<br />

deemed to be a subdivision as herein described.<br />

(240) SUBDIVISION<br />

All divisions <strong>of</strong> a tract or parcel <strong>of</strong> land into 3 or more lots, building sites,<br />

or other divisions for the purpose <strong>of</strong> sale or building development and<br />

shall include all division <strong>of</strong> land involving the dedication <strong>of</strong> a new street<br />

or a change in existing streets.<br />

(241) SUBURBAN SPRAWL<br />

The name given to development designed according to segregated use<br />

zoning standards, and auto dependent criteria concerning access and<br />

parking. The resultant development provides for a low density landscape<br />

<strong>of</strong> independently designed uses connected by a system <strong>of</strong> hierarchical<br />

streets which do not provide through access. A majority <strong>of</strong> the land in<br />

this model is relegated to street and parking surfaces, and although the<br />

building density and population may be low, the amount <strong>of</strong> usable open<br />

space is minimal to none, and traffic congestion is common.<br />
