IBO - <strong>Environmental</strong> <strong>and</strong> Health <strong>related</strong> Criteria <strong>for</strong> Buildings<br />
Solid waste resulting from the construction <strong>and</strong> demolition process (C.3.1.) is only taken into<br />
consideration <strong>for</strong> mixed use <strong>buildings</strong> of greater size as well as collection <strong>and</strong> recycling<br />
facilities of solid wastes in the community or project (A.2.7.).<br />
The assessment <strong>criteria</strong> are specified as follows: A construction waste management program<br />
with sorting, re-use <strong>and</strong> recycling measures shall ensure that at least 15 % (acceptable<br />
practice) or 75 % (best practice) by weight, of construction waste are re-used (on or off the<br />
site) or re-cycled.<br />
Community-<strong>related</strong> is the second criterion that requires that “a general plan exists to collect,<br />
store <strong>and</strong> send to off-site recycling facilities at least 50 % (acceptable practice) / at least<br />
90 % (best practice) of inorganic solid wastes”.<br />
Loadings on Neighbourhood<br />
The loadings caused by construction site activities mainly refer to environmental impacts <strong>and</strong><br />
do not consider <strong>health</strong>-relevant aspects such as noise or dust attenuation.<br />
C.5.1. is only applicable <strong>for</strong> large-scale developments of mixed use requiring a plan that<br />
ensures that “the construction process will create a minimum disturbance to existing water<br />
courses or physical features of the site or adjacent l<strong>and</strong>s, <strong>and</strong> to at least maintain the<br />
ecological diversity of pre-construction conditions.” The second criterion, which is also<br />
recommended <strong>for</strong> residential <strong>buildings</strong>, shall ensure “that neither the construction process<br />
nor the operations of the building will cause significant respectively any soil erosion in best<br />
case on the site or adjacent l<strong>and</strong>s.”<br />

Additionally an <strong>Environmental</strong> Impact Assessment should be carried out following the<br />
recommendations of A.2.2 within the main category A.2. Project Planning.<br />
Social responsibility<br />
SBTool referring to social aspects in section F requires the minimization of construction<br />
accidents by the means of appropriate measures <strong>for</strong> large-scale developments. Target rate<br />
<strong>for</strong> accidents on the jobsite requiring hospitalization per 100,000 hours worked shall not<br />
exceed 3.0% (acceptable practice) or be even lower than 0.5 % in best case.<br />
The construction of small residential <strong>buildings</strong> is excluded from assessment.<br />
