IBO - <strong>Environmental</strong> <strong>and</strong> Health <strong>related</strong> Criteria <strong>for</strong> Buildings<br />
CSH refers to DTI’s Construction Industry KPI Pack, this series of documents guides the<br />
reader through how to set targets <strong>for</strong> their own projects.<br />
To show compliance with issue Man 3, procedures that cover 2 or more of the following<br />
items are required (<strong>for</strong> achieving 1 point) respectively 4 or more of the items listed below (<strong>for</strong><br />
achieving 2 points):<br />
- Monitor, report <strong>and</strong> set targets <strong>for</strong> CO 2 production or energy use arising from site<br />
activities<br />
- Monitor <strong>and</strong> report CO 2 or energy use arising from commercial transport to <strong>and</strong> from site<br />
- Monitor, report <strong>and</strong> set targets <strong>for</strong> water consumption from site activities<br />
- Adopt best practice policies 77 in respect of air (dust) pollution arising from site activities<br />
(e.g. ‘dust sheets’, regular proposals to damp down the site in dry weather, covers to<br />
skips etc.)<br />
- Adopt best practice policies 78 in respect of water (ground <strong>and</strong> surface) pollution occurring<br />
on the site<br />
- 80% of site timber is reclaimed, re-used or responsibly sourced<br />
Eco1 Ecological Value of Site<br />
One credit is achieved where compliance is shown with the following requirements:<br />
- The construction zone is of low ecological value 79 .<br />
- All l<strong>and</strong> outside the construction zone will remain undisturbed by the construction works<br />
in areas of ecological value.<br />
The construction zone includes any l<strong>and</strong> used <strong>for</strong> <strong>buildings</strong>, hard st<strong>and</strong>ing, l<strong>and</strong>scaping, site<br />
access <strong>and</strong> any l<strong>and</strong> where construction work is carried out (or l<strong>and</strong> is being disturbed in any<br />
other way), plus a 3m boundary in either direction around these areas. It also includes any<br />
areas used <strong>for</strong> temporary site storage <strong>and</strong> <strong>buildings</strong>.<br />

79 Development sites with low ecological value are defined as follows (reference: checklist Eco1 of the CSH,<br />
Technical Guide, p.248):<br />
a) l<strong>and</strong> which is entirely within the floor plan/s of existing building/s or building/s demolished within the past two<br />
years<br />
b) l<strong>and</strong> which is entirely covered by other constructions such as sporting hard surfaces, car parking or such<br />
constructions which have been demolished within the past two years<br />
c) l<strong>and</strong> which is contaminated by industrial or other waste to the extent that it would need decontamination be<strong>for</strong>e<br />
building<br />
d) l<strong>and</strong> which is a mixture of either existing building, hard surfaces <strong>and</strong>/or contaminated l<strong>and</strong><br />
e) 80% of the l<strong>and</strong> within the development site complies with a)-c) <strong>and</strong> the remaining 20% of the ground area of<br />
the building extend into l<strong>and</strong> which has been either; used <strong>for</strong> single-crop arable farming <strong>for</strong> at least five years, OR<br />
consists of regularly cut lawns <strong>and</strong> sports fields<br />
Where the site contains any trees or hedges above 1m high or with a trunk diameter greater than 100mm, the site<br />
cannot be regarded of low ecological value as well as if there are<br />
- any ponds, streams or rivers on, or running through the site<br />
- any marsh or other wetl<strong>and</strong> present on the site<br />
- any meadows or species-rich grassl<strong>and</strong> present on the site<br />
- any heath l<strong>and</strong>, consisting of heather <strong>and</strong>/or scrub present on the site<br />
