IBO - <strong>Environmental</strong> <strong>and</strong> Health <strong>related</strong> Criteria <strong>for</strong> Buildings<br />

Additional credits are available in the following categories: Energy <strong>and</strong> CO2 Emissions,<br />

Water, Materials, Surface Water Run-off, Pollution, Health <strong>and</strong> Wellbeing, Management,<br />

Ecology.<br />

Code assessments are normally carried out in two stages:<br />

- Design Stage leading to an Interim Certificate<br />

- Post-Construction Stage leading to a Final Certificate<br />

The scheme “BREEAM Multi-residential” is intended <strong>for</strong> use on multi-occupancy residential<br />

<strong>buildings</strong> which are not suitable <strong>for</strong> assessment under the Code <strong>for</strong> Sustainable Homes<br />

(CSH) or EcoHomes, e.g. student halls of residence, key worker accommodation, care<br />

homes that do not consist of extensive medical facilities, sheltered housing <strong>and</strong> other multiresidential<br />

<strong>buildings</strong> which contain residential accommodation with communal areas, of<br />

which make up more than 10% of the total Net Internal Floor area.<br />

As the market <strong>for</strong> residential <strong>buildings</strong> is primarily regional <strong>and</strong> many indicators reflect local<br />

conditions, there is still no international BREEAM scheme available to assess <strong>buildings</strong> in the<br />

European Community or world-wide although development is ongoing. Today, residential<br />

<strong>buildings</strong> in Europe are assessed under the scheme “Bespoke” which means that the set of<br />

indicators is specially tailored to each building undergoing assessment. For Spain, a national<br />

BREEAM scheme <strong>for</strong> residential <strong>buildings</strong> as well as <strong>for</strong> commercial purposes <strong>and</strong><br />

communities has been developed by the Instituto Tecnológico de Galicia (ITG). The core<br />

principles <strong>and</strong> issues, as held within all BREEAM schemes, will remain consistent to maintain<br />

the quality of BREEAM assessed <strong>buildings</strong>.<br />

Categories<br />

Credits are awarded in ten categories according to per<strong>for</strong>mance. The total sum of credits can<br />

vary within the categories assessed <strong>for</strong> different building types <strong>and</strong> schemes.<br />

LE L<strong>and</strong> Use <strong>and</strong> Ecology 10%<br />

POL Pollution 10%<br />

INN Innovation 10%<br />

Innovation credits provide additional recognition <strong>for</strong> a building that innovates in the field of<br />

sustainable per<strong>for</strong>mance, above <strong>and</strong> beyond the level that is currently recognised <strong>and</strong><br />

rewarded within st<strong>and</strong>ard BREEAM issues. Innovation credits there<strong>for</strong>e enable clients <strong>and</strong><br />

design teams to boost their building’s per<strong>for</strong>mance <strong>and</strong> in addition, help support the market<br />

<strong>for</strong> new innovative technologies <strong>and</strong> practices. An additional 1% score can be added to a<br />

building’s final BREEAM score <strong>for</strong> each Innovation credit achieved. The maximum number of<br />
