4.4. LEED (The Leadership in Energy <strong>and</strong> <strong>Environmental</strong> Design) - USA<br />

The LEED rating system has been developed since 1998 by the U.S. Green Building Council<br />

(USGBC) through an open, consensus-based process led by LEED committees. Each<br />

committee is composed of a diverse group of practitioners <strong>and</strong> experts representing a crosssection<br />

of the building <strong>and</strong> construction industry. The assessment method was adapted to<br />

different building types (New construction <strong>and</strong> major renovation, existing <strong>buildings</strong>,<br />

commercial interiors, core & shell, schools, retail, <strong>health</strong>care, homes, neighborhood<br />

development,…) <strong>and</strong> regional specifics (such as LEED Canada, LEED Emirate). The<br />

objectives mainly refer to environmental <strong>and</strong> economic aspects.<br />

(Small) residential <strong>buildings</strong> (< 4 storeys) are assessed under the scheme “LEED <strong>for</strong><br />

Homes” 10 , large-volume <strong>buildings</strong> <strong>for</strong> residential purposes under “New Construction <strong>and</strong><br />

Major Refurbishment”.<br />

“LEED <strong>for</strong> Homes” 11 is a national rating system <strong>and</strong> measures the environmental <strong>and</strong> overall<br />

per<strong>for</strong>mance of a home across eight categories (total achievable points: 136):<br />

Innovation <strong>and</strong> Design Process (ID) – the category that includes several types if innovative<br />

measures including: special design methods, unique regionally credits, measures not<br />

currently adressed in the rating system <strong>and</strong>/ or exemplary per<strong>for</strong>mance levels (11 points)<br />

1. Location <strong>and</strong> Linkages (LL) – the placement of homes in socially <strong>and</strong><br />

environmentally responsible ways in relation to the larger community (10 points)<br />

2. Sustainable Sites (SS) – the use of the entire property so as to minimize the<br />

project´s impact on the site (22 points)<br />

3. Water efficiency (WE) – the water conservation measures (both indoor <strong>and</strong><br />

outdoor) (15 points)<br />

4. Energy <strong>and</strong> Atmosphere (EA) – improvement of the energy efficiency particulary<br />

of the building envelope <strong>and</strong> heating <strong>and</strong> cooling design (38 points)<br />

5. Materials <strong>and</strong> Resources (MR) – the efficient utilisation of materials, selection of<br />

the environmentally preferable materials <strong>and</strong> minimization of waste during<br />

construction (16 points)<br />

6. Indoor <strong>Environmental</strong> Quality (IEQ) – the improvement of indoor air quality by<br />

reducing possible air pollution (21 points)<br />

7. Awareness <strong>and</strong> Education (AE) – the education of homeowners, tenants <strong>and</strong><br />

building managers about the operations <strong>and</strong> maintenance of the green features of<br />

their Leed Homes (3 points)<br />

LEED <strong>for</strong> Homes has a different scale as other LEED green building certification<br />

systems, due to rating system being developed at a different point in time than the other<br />

rating systems.<br />
