2.5.7 The Landlord reserves the right to insist upon the removal <strong>of</strong> the<br />

animal from the premises within 2 days <strong>of</strong> receipt <strong>of</strong> any notice<br />

that the relevant clauses relating to the keeping <strong>of</strong> a pet or animal<br />

within a property have been contravened.<br />

2.6 Be accountable for taking reasonable steps to preserve the property to limit<br />

the effect <strong>of</strong> any damage that may occur and taking appropriate precautions<br />

to prevent damage to water installations during cold weather. In particular, it<br />

is the responsibility <strong>of</strong> the Licensee to undertake any minor repairs to limit<br />

the effect <strong>of</strong> any damage and deterioration that transpires.<br />

2.7 Promptly notify HCR when defects occur. Details <strong>of</strong> the procedures to be<br />

followed and the telephone numbers for general advice on routine repairs and<br />

out <strong>of</strong> hours emergencies (ie where the habitability or security <strong>of</strong> the property<br />

is at risk) can be found in the SSFA User Guide. The Licensee should note<br />

that if they call the out <strong>of</strong> hours Helpline, or any contractor in relation to nonemergency<br />

repairs, then they may be held liable for the costs.<br />

2.8 The Licensee shall not alter the property in any way and specifically:<br />

2.8.1 Shall not change, add or modify the electrical, gas or plumbing<br />

systems;<br />

2.8.2 Shall not alter the scheme <strong>of</strong> exterior or interior decoration in any<br />

way without the prior written consent <strong>of</strong> HCR;<br />

2.8.3 Shall not install or change any locks to the property without first<br />

obtaining the written consent <strong>of</strong> HCR and to provide the Landlord<br />

or his Agent with a new full set <strong>of</strong> keys;<br />

2.8.4 Shall not remove any <strong>of</strong> the contents, fixtures or fittings;<br />

2.9 Shall not suspend or attach to any part <strong>of</strong> the property by any means<br />

whatsoever any pictures, posters or any other articles without the prior written<br />

consent <strong>of</strong> HCR;<br />

2.10 Shall not leave the property unoccupied between 1 November to 30 April<br />

without maintaining a sufficient level <strong>of</strong> heating to the property to prevent frost<br />

damage to the domestic hot water and central heating systems; furthermore<br />

shall take prudent steps to adequately heat and ventilate the property at all<br />

times to help prevent condensation. Where condensation may occur, take care<br />

to wipe down and clean surfaces as required to stop the build up <strong>of</strong> mould<br />

growth or damage to the premises.<br />

2.11 Keep the property locked and secured when unoccupied and ensure that any<br />

security alarms are set whenever the property is vacant and inform HCR in<br />

writing should the property be vacant for more than 28 days. If any burglar<br />

alarm codes are changed during the Tenancy the Licensee will provide HCR the<br />

new code within 7 working days;<br />

3 In addition to occupying and using the property the Licensee agrees to behave<br />

responsibly and considerately to others at all times; and:<br />

3.1 Subject to para 2.1, shall not assign, sublet, share or allow another person to<br />

reside at the property;<br />

3.2<br />

Shall not use the property to carry out, or allow members <strong>of</strong> his or her<br />

household to carry on any business, trade, club or similar activity;<br />
