3.3 Shall not use or allow any member <strong>of</strong> his or her household to use the property<br />
for any illegal or immoral purpose;<br />
3.4 Shall not do anything, which may invalidate the insurance <strong>of</strong> the property or<br />
increase the rate <strong>of</strong> premium payable for such insurance. Specifically, the<br />
Licensee shall:<br />
3.4.1 not keep any materials or substances which are or may become a<br />
fire hazard or could be potentially dangerous to people in the<br />
vicinity <strong>of</strong> the property;<br />
3.4.2 not use a paraffin or portable gas heater in the property.<br />
3.4.3 not smoke or allow others to smoke within the premises without<br />
written consent from the Landlord<br />
3.5 not do anything in the vicinity <strong>of</strong> the property which may damage or become<br />
a nuisance or annoyance to the owners or occupiers <strong>of</strong> any adjoining or<br />
neighbouring properties;<br />
3.6 Ensure that the sinks, drains and pipes which serve the premises do not<br />
become blocked;<br />
3.7 not use or play a musical instrument, radio, television set or apparatus for<br />
reproducing recorded sound in such a manner that it is audible outside the<br />
property;<br />
3.8 not exhibit any aerial, satellite dish, advertisement, poster, notice or<br />
announcement so that it is visible from outside the property;<br />
3.9 be responsible for placing all rubbish in the receptacle provided which should<br />
remain in the place designated for it;<br />
3.10 permit HCR or the owner with or without others, reasonable access to enter<br />
the property on reasonable notification <strong>of</strong> the requirement (not less than 48<br />
hours advance notice) except in cases <strong>of</strong> emergency, in order to:<br />
3.10.1 Inspect the state and condition <strong>of</strong> the property;<br />
3.10.2 Do any works or repairs which are necessary or desirable or which<br />
must be undertaken to comply with any legal requirement;<br />
3.10.3 Do work on or in relation to any adjoining or neighbouring<br />
property;<br />
3.10.4 Permit prospective purchasers accompanied by the Landlord or the<br />
Landlord’s Managing Agent, to view the property at all reasonable<br />
times by prior written appointment and display as the Landlord<br />
directs any sale notices;<br />
3.10.5 During the last 2 months before the end <strong>of</strong> the Licence to permit<br />
prospective tenants, accompanied by the Landlord or the<br />
Landlord’s Managing Agents, to view the property at all reasonable<br />
times by prior appointment and to display as the Landlord directs<br />
any letting notices.<br />
4. To use the means <strong>of</strong> access to the property with due consideration for others and in<br />
particular, where the property may be part <strong>of</strong> a larger building shall:<br />
