<strong>Land</strong> Use and Public Utilities<br />

Introduction<br />

This section discusses the land use and public utilities effects of the proposed<br />

alternatives, including the No-Action Alternative, with emphasis on the potential<br />

for land use conflicts, disruption or loss of utility services, or conflicts with<br />

easements.<br />

<strong>Land</strong> Use at the Project Site<br />

The Sears Point site consists of former baylands that were diked for agricultural<br />

use in the late 19th century. Agricultural activities have historically occurred in<br />

the reclaimed wetland areas south of Highway 37. Presently, SLT maintains an<br />

agricultural lease for oat hay farming on 619 acres on the NPJV parcel, primarily<br />

south of the SMART rail line. Additionally, the portion of the project area that<br />

lies north of Highway 37 is used for livestock grazing. The 648-acre Dickson<br />
