Current retail floorspace provision is around 52,000 m 2 , with some 13,000 m 2 of approved
expansion and scope for further minor expansion beyond current approvals. An ultimate retail
floorspace of around 67,000 m 2 is anticipated. This represents the larger end of the range of district
centres in metropolitan Adelaide. Munno Para District Centre is notable for its strong emphasis
towards bulky goods retailing and, accordingly, can expect to capture substantial levels of
comparison expenditure. At the same time, it has a good cross-section of convenience shopping
and will therefore also cater to the weekly grocery shopping trip to the surrounding community.
It is anticipated that Munno Para District Centre will continue to perform strongly within its existing
catchment and is likely to capture a substantial proportion of comparison expenditure generated by
the future population expected to occupy the Greenfield Study Area.
The other district centres within reasonable proximity of the Area Affected are Gawler Town Centre
and Salisbury Town Centre. Escape expenditure to these centres is likely to be small.
Neighbourhood centres are located at Craigmore and Elizabeth Downs. Craigmore is a reasonably
sized supermarket-led neighbourhood centre with around 6000 m 2 of retail floorspace. Elizabeth
Downs is much smaller (approximately 2,000 m 2 ). Both have considerable areas of vacant
floorspace. Neither is likely to exert significant influence over the Project Area, once new centres
are established to serve Munno Para West / Blakeview / Penfield / Peachey Belt.
Only Local Activity Centres are located within the Area Affected. There are five Local Centre
Zones, all of which accommodate small shopping centre complexes, generally in the form of 6 to 8
specialty shops. It should be noted that a high proportion of the specialty shops are vacant. The
five Local Activity Centres are located at:
• Andrews Farm;
• Smithfield Plains (note that the future of this centre needs to be reviewed given possible
Neighbourhood Activity Centre north of Curtis Road;
• Elizabeth Fields (Davoren Park);
• Elizabeth West (Davoren Park) – aka Swallowcliffe Centre;
• Munno Para (Maltara Avenue/Karri Street).
The three Peachey Belt centres are significant in their location within the regeneration area and the
potential role one or more of these centres might play in serving the expanded population arising
from the regeneration. Currently they serve only very localized convenience functions, contain
many vacant tenancies and are generally in an average to poor state of repair.
There are a number of service stations along Main North Road which serve a
convenience/emergency purchase function for surrounding areas and passing trade.
The existing Andrews Farm suburb is poorly served by local retail and not at all by neighbourhood
level retail. The Blakeview and Craigmore areas north of Uley Road are poorly served with retail
east of Adams Road.
6.3.2 Potential Activity Centres Hierarchy
In determining the future hierarchy of Activity Centres for the Playford North area there are a few
upfront issues to be considered. Understanding the catchment areas for existing and potential
centres is necessary. It is not possible to address only the Greenfield areas as there are always
overlapping catchments in metropolitan areas. It is usual for planning of new centres to avoid
overlapping of existing centres’ core catchments.
There are four catchments that impact on the Area Affected:
• Munno Para West – suburbs of Munno Para, Munno Para West, Munno Para Downs, part of
Andrews Farm and Smithfield Plains;
• Blakeview – all of the underdeveloped part of Blakeview, part of the existing Craigmore and
Playford North DPA -86-
