27.02.050 Condominium.<br />

As defined in Sections 783 and 1351 <strong>of</strong> the Civil <strong>Code</strong>. (Ord. 5380, 2005; Ord. 3952 §1, 1978; Ord. 3790 §1,<br />

1975.)<br />

27.02.080 Condominium Unit.<br />

The elements <strong>of</strong> a condominium which are not owned in common with the owners <strong>of</strong> other condominiums in the<br />

project. (Ord. 3952 §1, 1978; Ord. 3790 §1, 1975.)<br />

27.02.090 General Plan.<br />

The comprehensive General Plan <strong>of</strong> the <strong>City</strong> <strong>of</strong> <strong>Santa</strong> <strong>Barbara</strong> together with all specific plans adopted by the <strong>City</strong><br />

Council. (Ord. 3952 §1, 1978; Ord. 3790 §1, 1975.)<br />

27.02.100 Lot.<br />

A parcel <strong>of</strong> land created in conformance with the provisions <strong>of</strong> the Subdivision Map Act and this Title 27, or that<br />

was created in compliance with or exempt from any law, including any <strong>City</strong> ordinance, regulating the design and<br />

improvement <strong>of</strong> subdivisions in effect at the time the subdivision was established. All newly created lots shall<br />

contain at least one building site that complies with the requirements <strong>of</strong> the Zoning Ordinance and the General Plan.<br />

Any parcel hereafter created by lot line adjustment or by division or sale <strong>of</strong> property not in conformance with the<br />

provisions <strong>of</strong> the Subdivision Map Act and this Title 27 shall not be deemed a lot. (Ord. 5380, 2005; Ord. 3952 §1,<br />

27.02.103 Lot Line Adjustment.<br />

A lot line adjustment is the adjustment <strong>of</strong> the boundary <strong>of</strong> existing parcels where the number <strong>of</strong> parcels existing<br />

after the adjustment is the same as the number <strong>of</strong> parcels that existed prior to the adjustment. (Ord. 5380, 2005.)<br />

27.02.105 Organizational Documents.<br />

Organizational Documents are the Declaration <strong>of</strong> Covenants, Conditions, and Restrictions, articles <strong>of</strong><br />

incorporation, by-laws, and any contracts for the maintenance, management, or operation <strong>of</strong> all or any part <strong>of</strong> a<br />

project. (Ord. 3952 §1, 1978.)<br />

27.02.110 Owner.<br />

Any individual, firm, association, syndicate, co-partnership, corporation, trust or any other legal entity having<br />

sufficient proprietary interest in the land sought to be subdivided to commence, maintain and complete proceedings to<br />

subdivide the same under this ordinance. (Ord. 3952 §1, 1978; Ord. 3790 §1, 1975.)<br />

27.02.120 Parcel.<br />

A general term including all plots <strong>of</strong> land shown with separate identification on the latest Equalized County<br />

Assessment Roll. Parcels may or may not be lots, depending upon whether or not such parcels are created as herein<br />

provided. (Ord. 3952 §1, 1978; Ord. 3790 §1, 1975.)<br />

27.02.140 Project.<br />

For purposes <strong>of</strong> this Title 27, project means a common interest development or a subdivision. (Ord. 5380, 2005;<br />

Ord. 3952 §1, 1978; Ord. 3790 §1, 1975.)<br />

27.02.150 Public Utilities.<br />

The general classification for public water, gas, sewer, electrical, cable television and telephone lines and<br />

facilities; does not include natural or improved drainage facilities. (Ord. 3952 §1, 1978; Ord. 3790 §1, 1975.)<br />

27.02.155 Public Works Director.<br />

Public Works Director means the Public Works Director or any <strong>of</strong> his deputies or assistants. (Ord. 3952 §1,<br />
