Land classified in a P-D Zone shall also be classified in another zone and the following regulations shall apply in<br />

the P-D Planned Development Zone unless otherwise provided in this chapter. (Ord. 3710, 1974; Ord. 2585, 1957.)<br />

28.39.005 Legislative Intent.<br />

These regulations are intended to implement the orderly development <strong>of</strong> land in conformance with the<br />

comprehensive General Plan <strong>of</strong> the <strong>City</strong> <strong>of</strong> <strong>Santa</strong> <strong>Barbara</strong>, and in particular the provision for planned centers provided<br />

therein, by providing for uses and restrictions other than those contained in other zone districts in this title where<br />

justified by one (1) or more <strong>of</strong> the following circumstances:<br />

1. Unusual topographic conditions.<br />

2. Proximity to public parks, buildings, major traffic carriers, bodies <strong>of</strong> water, watercourses, open spaces and<br />

other similar improvements or land features.<br />

3. Disparity between adjacent zoning district (e.g., single-family residential adjacent to commercial) warranting<br />

special features to protect the more restricted district.<br />

4. Areas designated by the General Plan for planned center or other special or unique land use. (Ord. 3710,<br />

1974.)<br />

28.39.030 Uses Permitted.<br />

1. Any use permitted in the other zone in which the land is classified and when so used subject to the<br />

restrictions and limitations contained therein.<br />

2. Any <strong>of</strong> the following uses and subject to the restrictions and limitations contained in this chapter.<br />

(1) New automobile sales, rental and leasing, including trucks <strong>of</strong> not more than one (1) ton capacity, and<br />

including the following accessory uses:<br />

(a) Used car sales;<br />

(b) Automotive repair and servicing conducted entirely within a building. Repair bays shall not be<br />

visible from a public street;<br />

(c) Motor home and camper sales;<br />

(d) Incidental sales, servicing and repair <strong>of</strong> trucks, truck trailers and buses greater than one (1) ton<br />

capacity.<br />

(2) Automobile washing and polishing.<br />

(3) Automobile diagnostic center.<br />

(4) Automobile service station and accessory uses limited to incidental tire and tube repairing, battery<br />

servicing, automobile lubrication and other minor automotive service within the building, not including auto body<br />

repair.<br />

(5) Bank.<br />

(6) Boat sales.<br />

(7) Church.<br />

(8) Club or lodge.<br />

(9) Hospital.<br />

(10) Hotel, motel.<br />

(11) Museum.<br />

(12) Offices: general, administrative, business, pr<strong>of</strong>essional and public.<br />

(13) Parking lots.<br />

(14) Public building.<br />

(15) Recreational vehicle storage.<br />

(16) Research and development.<br />

(17) Restaurant.<br />

(18) Schools: art, music, dance, vocational and public.<br />
