Spending on energy retrofitting means<br />
guaranteeing your real estate an increase in<br />
value of up to 40 per cent (by moving from a<br />
class G to a class A).<br />
Conversely, not carrying out any retrofit means<br />
a dry loss of the same percentage in terms of<br />
market value.<br />
This analysis emerges from research developed<br />
for the REbuild <strong>2023</strong> Observatory by the<br />
Department of Project Cultures of the Iuav<br />
University of Venice, in view of the new edition of<br />
the event, which brings together all the players<br />
in the construction industry (9 and 10 May <strong>2023</strong>,<br />
Riva del Garda, Italy).<br />
The analysis was carried out in three sample<br />
cities: Bergamo, Mestre and Padua. The data<br />
shows that, depending on whether a building<br />
is located in the city centre or in the suburbs,<br />
the change in value between an E class and a<br />
D class is around 5-6%, but rises to between<br />
14 and 18% if you go from a G to a D class,<br />
and even between 30 and 40% from a G to an A<br />
class. Similarly, in reverse reasoning, those who<br />
do not realise efficiency are destined to lose a<br />
substantial range of value.<br />
The Italian housing scenario shows a building<br />
stock that for the most part dates back to<br />
before 1971: around 35 million housing units.<br />
More than 55% of the properties belong to<br />
the most energy-hungry classes, which have a<br />
consumption up to 10 times higher than houses<br />
in the best performing energy class and entail<br />
an average expenditure (between a class G and<br />
a class A) that impacts on the family bill for<br />
about 4 thousand euro more per year (source:<br />
Assoimmobiliare). The more time passes, the<br />
less the market will be willing to spend to buy<br />
ʻbargain homesʼ for the wallet. This is why<br />
making good use of technology and bonuses<br />
(conspicuous even without the 110%) means<br />
preserving from loss of value an asset that is still<br />
the gold reserve par excellence of families in our<br />
country.<br />

Al contrario, non effettuare alcun retrofit<br />
comporta una perdita secca di una medesima<br />
percentuale in termini di quotazione di mercato.<br />
Lʼanalisi emerge da una ricerca sviluppata per<br />
l’Osservatorio di REbuild <strong>2023</strong> dal Dipartimento<br />
di Culture del Progetto dell’Università Iuav<br />
di Venezia, in vista della nuova edizione<br />
dell’evento che mette in rete tutti gli attori della<br />
filiera edile (9 e 10 maggio <strong>2023</strong>, Riva del<br />
Garda, Italia).<br />
L’analisi è stata effettuata su tre città campione:<br />
Bergamo, Mestre e Padova. Dai dati emerge<br />
che, a seconda che un fabbricato sia ubicato in<br />
centro o in periferia, la variazione di valore fra<br />
una classe E e una classe D si aggira intorno al<br />
5-6%, ma sale fra il 14 e il 18% se si passa da<br />
una G a una D e addirittura fra il 30 e il 40%<br />
da una G a una A. Analogamente, facendo un<br />
ragionamento al contrario, chi non efficienta è<br />
destinato a perdere una forbice consistente di<br />
valore.<br />
Lo scenario dell’abitare italiano mostra un<br />
patrimonio edilizio che nella sua gran parte<br />
risale a prima del 1971: si tratta di circa 35<br />
milioni di unità immobiliari. Oltre il 55% degli<br />
immobili appartiene alle classi più energivore,<br />
che presentano un consumo fino a 10 volte<br />
superiore rispetto alle case in classe energetica<br />
più performante e comportano una spesa media<br />
(tra una classe G e una classe A) che impatta<br />
sul conto familiare per circa 4mila euro in più<br />
all’anno (fonte: Assoimmobiliare). Più passa il<br />
tempo, meno il mercato sarà disposto a spendere<br />
per acquistare ʻcase-salassoʼ per il portafogli.<br />
Ragion per cui usare bene la tecnologia e i<br />
bonus (cospicui anche senza il 110%) significa<br />
preservare dalla perdita di valore un bene che<br />
è ancora la riserva aurea per eccellenza delle<br />
famiglie del nostro Paese.<br />
